Please report or send complaints directly to your local Police Fraud Division ( Economic Crimes Unit) or Osceola Sherrif's Department as the crimes took place in that county. If the have enough complaints then they would proceed with case. One more thing report to florida real estate division of real estate, and they are located in orlando.

To those of you getting calls and offers from MJ Projects BEWARE.......I am under contract with them at the present time. They are continuously late with payments, have not paid the down payment offered, and currently are 2 months behind in rent payments....I am going to start eviction process Feb 1 since I did give them till that date to get caught up but I don't expect them to send any more money. I even offered to discount the price of the property to have them buy early. I also plan on getting in touch with the Florida BBB and file complaint with them. Hopefully this won't end up in court.....

I am currently in a huge mess with this company. We found a house through them, and the first few months were great.   We have been in our home for a year now.  But last month the property owner showed up asking about our payments. He has only recieved 6 of the 12 that we have paid.  MJ Projects no longer answers our calls or emails, nor the owners calls or emails.  We are having to go to court to back up our claims of payment, and if we are wanting to stay in our home, we are going to have to release directly through the property owner.  (Who wants a larger monthly payment and another downpayment because of his loss.)  Needless to say that the monthly credit we were supposed to be getting towards our final purchase is now long gone, like I believe this "Mary Jones" is as well.  Be Advised, Do Not do business with this company, from either end.

Received a call from Mary 04/30/2010 also asking about a home we have for sale by owner.  She was requesting our e-mail address claiming she is an investor and she wanted to EMAIL Us an offer.  She had no questions about the house just that she wanted to make an offer.  She called us back today and said that she didn't get our email correct.  I said give me your number and I will call you back.  The phone # is busy all the time.  I really can't figure out what her angle is.

Reference given for Mary Jones, MJ Projects
I am currently in contract with MJ Projects, Mary Jones. When I was deciding whether or not to take the offer I didn't see a whole lot of stuff out there, so I thought I'd help out by throwing a reference out there. Mary didn't ask me to, but things are going really well, so I hope this helps by passing on a good word.

I had my house for sale on my own and advertised in a couple of places. Mary gave me a call and asked me about my home a little bit, and then she made me an offer. I asked for more info, which she freely gave and I looked it all over. She has been very polite, professional and kind through the whole process. She followed up, but never ever pressured me. She let me look at a contract and then it progressed from there.

We have been in contract for 7 months and things are going good. I look forward to selling her the house and feel good about being able to help someone esle to be able to have a home of their own.

So all in all, I give a good reference and would recommend at lease taking a look at the offer that she gives if she offers to make you one. She's a really sweet lady and I'm satisfied with my decision.

I have received an offer as well, trying to research Mary Jones...  So Millestn - Now that you are almost a year into the contract do you have an update on how it's going?  Did you hire an real estate attorney?

I received the same call and email as everyone else.  I had an attorney review the contract prior to signing.  I have been in contract with MJ Projects for 6 months, 5 of the 6 months the monthly lease payment made to me have been late (some as many as 30 days past due), the last payment never arrived at all.  When I brought these issues up to Mary Jones, she was rude if she answered, most of the time my concern emails and phone messages went unanswered.  When I recently went to do a check on my home, I found that the tenants moved out, completely trashing my beautiful home (pet damage and heavy smoking....which the alias Mary Jones told me was not allowed by tenants prior to signing the contract).  And to top it off, the gas was not filled on my property (which even if the tenant moves out, MJ Projects is responsible to maintain the property according to the lease), in sub-zero temperatures causing all of my pipes to freeze, some of which burst.  Save yourself the headache!  MARY JONES IS A SCAM ARTIST!!!!!!

I signed a contact with MJ projects but they did not keep up the terms of the agreement. They have past deadlines and we have not received any moneis after 3 months. I would not advice anyone to use this company. They are also hard to reach by phone only receive vauge emails.

I don't see the logic when everyone states too good to be true?  I received this offer, talked to my attorney, and eventually said no thank you.  I found the company incredibly professional about it.  I did not have anybody staking out my house.  I didn't have mortgage companies calling me approving me of loan modification.  Like many said if this is something you can't do, can't trust, then simply say no thank you.  But please someone answer how a lease purchase offer is too good to be true?  Do you not understand you have to wait 1-3 years with their offer to be cashed out?  Now I would agree with the above poster about some companies not being professional, and ruining the home, but paying your mortgage is YOUR responsibility, no one elses.  I talked to MJ Projects about this, and they stated several times they do not pay the mortgage they would be paying me, that I am still legally bound to pay the mortgage.  I weighed my options, thought what if they stopped paying?  Well, my house has been on the market for 6 months now, with no bites, even if   MJ Projects stopped paying I would have received at least a few months of payments, (Which most likely would not have received if I kept my house on the market trying to sell the traditional way).  I almost signed with them because of that, and my attorney stated their contract was good, legal, protects both parties, and would be easy and quick to legally terminate if need be.  My attorney found about a 100 or so people they've closed with, and I called a few, and most kept the conversations short and sweet (which I found odd) but they gave the thumbs up, but the lagging thought kept coming, do I want to wait, and I finally decided no, can't wait 2 years, so I said sorry for wasting your time.  They were gracious about it, and I found it refreshing in this day and age when someone says they wish you well and that they will be praying for the sale of my property.  I'm not really a believing man, but I'm glad I didn't sign, because exactly 2 days later I found my buyer.  Is the offer too good to be true?  Absolutely not!  As my attorney advised if you have the time a lease purchase is a great way to sell.  I simply didn't have the time.  Also, real quick because of the above posters stating the phone # of Tamara something, I told my attorney about it.   My attorney researched that and found out those people are simply googling the phone #, they are not doing research and having the actual phone number researched.  He did and it is registered under MJP Inc., Mary J.  Tamara was the previous holder of the phone #, as anyone can see by the dates if they actually did the research.  It's like people don't even think anymore!!  Do your homework people, and if you're too lazy like I am, have someone do it for you, or just say NO THANKS!

We received the same call and offer from Mary Jones/MJ Projects Inc on our FSBO property.  After speaking with a real estate attorney and licensed real estate agent about the contract offer they mailed us, we were advised to decline the offer because the risks for the homeowner were far too great!  Though their business is legitmate and legal, the homeowner in many of these cases usually gets stuck in a legal battle involving eviction and possible foreclosure depending on the circumstances.  We spoke to a friend who did one of these deals (except the investment firm offered him more than his asking price to further entice the deal).  Only 4 months into the contract, the investment firm stop paying which forced him to hire an attorney, have the tenants evicted, was left which a damaged house, and in the end lost the house to foreclosure only to ruin his credit.  The investment firm is the only one who gains in these deals with nothing to loose.  Be aware there are MANY other companies out there doing the exact same thing!  Definitely TOO GOOD TO BE TRUE is the case here.

This is all very interesting, has anyone reported doing any closings with this company or any other type of business? I read all of the articles above and did not see any  followups to their questions.

Interesting enough I received the same e-mail on my property, I had it listed on Craigslist and a sign in my front yard, she asked for my address and I gave it to her. Apparently she drove by and then sent me an e-mail.

I received a call that ID'd as "PRIVATE CALLER."  I don't answer any "private" or "unknown" calls.  Two minutes later my phone rings again, this time it ID's as "JOE MARY."  Not "JONES, Mary!"  Anyway, I "Googled" the phone number and up comes the following information:  "Tamara Mccormick (321) 939-2778 945 Pawstand Rd, Celebration, FL 34747-4858."  Celebration, FL is a City near Disney World and Celebration is in Osceola County but the Area Code "321" is "BREVARD COUNTY."  I just think there's too many strange things going on with this number.  I wouldn't answer any calls from this number or any "Private Numbers."  I too, have a house that is listed on many Internet Websites as "For Sale By Owner."  Remember, "If it sounds too good to be true, it probably is, so BEWARE!!!"  According to the Osceola County Property Appraiser, the owners of 945 Pawstand Road, Celebration, FL are "MCCORMICK SEAN; MCCORMICK TAMARA;  and their Mailing Address is 4787 REDBUD CT, DECATUR IL, 62526-9325.  LIKE IS SAID, "BEWARE!!"  So why is my Caller ID indicating that a call from the above number is "JOE MARY??"

MJ Projects, Inc was formed in December 2009 as a for profit company without indicating what type of business it was. The incorporation documents only say "any legal business". The area code is for Brevard County Florida, but "Mary Jane" lives in an apartment in Oseola County. I would not do business with this person if it were me.

Received the same phone call and proposal via email from Mary. Found it strange also that the number was blocked and when I asked for her number to get back w/ her she never gave it to me but asked for my email. At time of call did not know this was an investment group. Don't understand the whole lease option either. Do we get any money up front? Are we able to remain in home till paid in full? If anyone knows how this process works and/or has taken them up on offer, please get back w/ me. All seems to good to be true.

This woman has called us and sent almost the same exact email. I do not trust someone who offers full price on a home they have never looked at or been to. Something is very wrong here, hope people dont get caught up in a "too good to be true offer".  If it sounds to good to be true investigate it fully.

I am just wondering what the worst case senario would be. It is a lease agreement just as if you were renting it yourself. Right? So, if you don't need the cash out immediately and can live with the terms, what is the worst that could happen? You don't get a months rent, agreement defaults, evict teneants, the house is still yours! Some may say that the house could get trashed. This will happen wether you or another company handles the rent process. So, tell me what I am missing?

My situatin was interesting. It went a lot like the above stories, except that my loan was in the process of being modified. Due to divorce and the loss of my job, I qualified, but it had been 15+ months with no end to the modification in sight...

All of a sudden one evening I notice a van outside my residence quite late at night. There is a woman inside doing something on her cell phone (texting or something). I was about to call the police (I live on a quiet dead end street so this is highly unusual) when she drove off.

The following business day I get the usual call from her with the promise of an emailed offer by the following day. I called my mortgage company immediately to see if/how I could sell being in the middle of the modification.

"Oh - no problem!" they say. "Someone called just a few days ago (the exact date I noticed to woman outside) and had your case expedited! It should be finalized by the begining of next week!!" she says.

Then, the next day I received an email VERY similar to the ones above.

My only problem - people with modified loans cannot accept lease options. If I do I will owe ALL back $$ that I would have owed were it not for the modification. For me that equals over $10,000. NOT AN OPTION.

It all seemed very coincidental.... the modification, the lady outside the house...
But like everyone above, once I said I could not do business with them, they graciously ended communications.
