Fax Machine
This number (Altisource) called not once but TWICE at 2:30 AM last night. A ringing phone in the middle of the night is very disarming. I answered to a fax tone?how nice... PLEASE do NOT ever call our number again.

We bid on a house listed at www.gohoming.com through the listing agent.  Within 20 minutes there was an offer higher than ours.  I did a lot of internet research, and it sounds like others have had the same experience...  It's hard to believe the coincidence of being outbid within such a short amount of time.  I am also concerned there is a fake bidding process going on.  This home has roof damage and water/mold issues, that will only get worse if they don't get it sold and closed quickly.  A few more storms and no one will want it.

I found a house and, as luck would have it, Ocwen/Altisource has it up for sale via its online bidding system.  The house has been sitting for almost a year with zero bids.  So, I put in a bid for it online and all of a sudden, now, after nearly a year, there's supposedly someone else bidding for the same house that is willing to pay more.  Hahahaha!  Who are they kidding?  They really must believe Americans are stupid or something.

First off, the have listed the house as a 4 bdr with 2 baths.  The house is actually a 2bdr with one bath.  The roof was ruined (probably by the storms we had last year), but since Ocwen is in India, they are unaware that the home is now severely damaged due to the unattended roof leak.  The house, at this point, has lost nearly half its value because the carpet, the ceilings, the paint, and so much more is just sitting there falling apart.  

The owners of the home are "SAXON ASSET SEC TRUST 2005" and they apparently have no idea how saving money by outsourcing just cost them tens of thousands of dollars in r.e. value.  Nobody else wanted the home, so I guess Ocwen/Altisource just defrauded themselves with their fake bidding process.

This is Ocwen/Altisource/Premium Title.  If you are a realtor run from any Altisource/Gohoming deals.  I have been trying to close on a cash deal for over 60 days an in spite of myself and my realtor supplying them multiple (like 3-7 per item) with corrections to tax records, legal descriptions, actual owners of the property, HOA, they have not been able to close the deal.  I wired funds June 20 based on a preliminary HUD-1 and cannot get them to return funds even though the contract is now expired and the seller has signed an adendum to move to anotherr title service.  They do not return calls but will proudly let you know they have that new fangled thing called voicemail. Ocwen, based in the Netherlands, owns Altisource and most staff are in India and do no have comprehension of th english language let alone state and county laws.  Ocwen/Altisource owns Premium Title of California. I feel sorry for my agent who has put way more time into this deal than what he will earn in commission.

I am a Realtor and my client found a home on the internet at Realtors.com.  The only number to call was an 888 number. That number directed me to www.gohoming.com. The website has REOs and you bid on the property through them. I filled out the info to show interest in the property.  I then got an email from Altisource.  We didn't purchase so I don't know how reliable they are. This 770 number was in the email.

This is ocwen bank.  They are a loan servicer.  This means that they could be calling you on behalf of what ever investor who owns your mortgage and has hired Ocwen to service the loan.  Think of it this way.  There are two parts to your loan.  the company who owns the mortgage and the company who you talk to when you have an issue.  The company you talk to is the servicer.  Some times the servicer can be a big company like B of A.  Thus even though B of A calls you on your mortgage, it does not mean that they own the mortgage.  They would simply be there servicer.  Rarely, but possible is the situation where the investor and the servicer are the same people.  Ocwen is a huge company.  they have many large contracts with large lenders including FHA, VA, Freedie and Fannie (and many more).  They have devised a scheme where they not only service your loan, but if it defaults they spin the foreclosure off to a company called altisourcehomes who used to be a subsidiary but now is independent.  Ocwen allows Altisource to charge a higher commission on the sale of the foreclosure and then takes a cut.  they funnel hundreds of listings per month through a broker named David Judd.  They use an online offer submission system to allow for the offers to be submitted directly to the asset manager.  All phone calls are routed via India.  They routinly mislead consumers by placing fake offers on the homes to try other consumers to make offers.  But they have many more challanges than this.  One of the biggest is that Judd is not on every MLS system for the 8 states that Altisource serves.  This means that most buyers and agents cant even find the properties. The REOs sit there for months, even years.  They are not concerned about getting top dollar on the REOs or moving them fast.  They are all making a huge amount of money.  I wrote a email to my governor about it.  They wrote back and said that it was a serious accusation and that they could not investigate it unless I was willing to write it out by hand and send a signed copy.  Really it boils down to the fact that Ocwen is to big.  They are slowly handling the REOs and no one wants any more problems.
