Ursus Advisors is not a scam. They are a title-curative company. They do not necessarily work for the bank-but the bank utilizes their services to make sure the properties the banks have mortgages on have good title. Many banks will sell the properties they have foreclosed to fannie mae so they do not have to continue to deal with them (hence 2007-2009 issues). Fannie mae gets the title to these properties but something is missing or legally insufficent--the banks did not do their job properly--so fannie mae works with ursus to get the titles corrected so that they can use the properties...or else the BANK will have to buy back the property they sold with bad title. I got all this from 10 minutes of research and personal experiences.

These people have been calling us relentlessly for 5 months. They want you to sign some real estate papers and get them notarized. Once you do, they will say those papers are invalid and send you more papers. This cycle repeats until you've had enough, and that's when they start offering you money to sign the papers. YOU WILL NEVER SEE ANY MONEY. Tell them to stop contacting you, and report them if they continue harassing you.

I just got a call from Ursus Advisors looking for a relative. Being very wary of phone calls esp. in regards to mortgages and banks I took it and listened. This rep gave way too much info to me, not even having asked who I was, my relation to this person, NOTHING. She was very nice and wanted to help bec. the description on the title was incorrect then gave me the exact notes! Really? Has training gone out the door in regards to such matters.....

Anyway, thanks for you who posted and took the time because I would've just said this was a scam call but reading to the end it seems it is legit. Being in FL and dealing with house matters here, I'll share that investigating and asking questions as to who own and where your Note is can give you a lot of relief or headache. But don't bury your head in the sand. So much baloney has gone on and look for a good lawyer if you need one. Search for "reduced fee foreclosure attorneys" on google. You may be surprised there are good ones who really care about people and they will not cost an arm and a leg. Don't be afraid to ask questions and check the county clerk and official records and search your name to see if what's been filed.

I live in California and Ursus Advisors have been trying the same with me. I started to investigate this myself and found that my Deed of Trust was never recorded at the Assessor?s office.  I also looked over my copy of the Deed of Trust and called the title company listed as the Trustee. They informed me that they never insured the loan because they never heard back from the escrow company so they closed the account and therefore do not have my title. She told me to contact the escrow company to see what my account status was. They filed for bankruptcy in 2008. My loan servicer has gone from New Century to Countrywide to Bank of America and now to Select Portfolio Servicing. But the trustee listed on my deed of trust does not have the title. I even called my current loan servicer (SPS) and requested a copy of the house note and all associated paperwork and they informed me that they do not have anything and are still waiting for Bank of America to transfer it over to them (I?m assuming that?s what Ursus wants me to notarize). So I am paying a monthly payment to a loan servicer who has no paperwork on file for me, nothing is recorded at the county office, and I have no clue of who has my original loan documents. I spoke with a lawyer but got no help and lost $100. I don?t know what to do and I would hate to stop paying because in California the Deed of Trust is not required to be filed and a lender can foreclose on a property without a legal process. I wish somebody can help.

We too have been receiving these calls for months.  I finally checked with the County Auditor and the title insurance company.  Both searched and could not find a "Deed Of Trust" recorded on our property.  In effect, Bank Of America has granted us an "Unsecured Loan".  The last time we got called from Bank Of America (?) I told the caller what I had learned.  She seemed surprised that I had taken the time to research it.  But she was even more surprised (and angry) when I told her that the only way we would even consider signing was if BOA refunded every red cent we had paid in fees while obtaining our mortgage and would also have to pay for at least 3 hrs of our attorneys time to review all documents they wanted signed.  

"That will never happen!!", she exclaimed.  "Fine with me", I said.  "I've got a bunch  of your money on an unsecured loan so I don't have a problem.  By the way Mamm, what do the Federal Bank Examiners think of the way you handle documents?  Have a nice day!!"

Are you calling Ursus and setting up an appointment? Let us know how it goes. I'm holding out until BofA makes known the true nature of this "project". I don't see how they can not claim what was paid to them in mortgage interest, which would entitle me to claim it as interest paid on my 2012 taxes. You are correct, they could have done a lot better job informing customers.

Yes again this isn't a scam.  I actually happen to live near where the Bank of America HQ is so I took all the paperwork down to their office and sat until I could have a manager in their Mortgage division come talk to me.  This one actually *is* legitimate even though they could have done a much better job in letting their customers know what is going on.  Just calling the standard number on the mortgage bill you get every month won't really help you out.. Most of the phone people there are clueless.. You have to talk to a *manager* in the fraud department or "Mortgage Servicing Division" before they can access your account at the needed level.

Apparently all the regular phone people can do is look up the basic mortgage info and take a payment etc.

All of this was told to me **FACE TO FACE** with a Bank of America executive in the Mortgage Division.

Just talked to Bank of America Fraud Department reached via transfer after calling their standard 1-800-669-6607 customer service number that comes on your monthly mortgage statement.  I talked to the manager of the department Rapheal.  He read me an e-mail that was sent to associates on 11/6 explaining what was happening and that this was legitimate.  

Just as everyone else has described, I had the same issues as above being told it was and wasn't a fraud from multiple departments and sources.  I would not recommend you take my advice on this as it is an open post but I would recommend you confirm the standard customer service number on your mortgage statement, and then call and ask for the fraud department and then request to speak directly to a manager to confirm for yourself.

Same thing here. They also sent me a phony letter claiming to be from B of A. I have checked with the bank and they have never heard of Ursus Advisors nor do they employ outside firms to do their work and they confirmed that they DID NOT send me a letter. B of A also did confirm there is nothing wrong with my loan records as claimed by the "Ursus Advisors" phone call. B of A told me to ignore the letter and the phone calls. I wish they would show more interest in catching up to these scam artists and putting a stop to it before someone looses their house!

We have received numerous calls from this number.  They say they represent B of A and even sent us a letter asking us to call them.   Called B of A about our loan and there were no issues with our account.  This is a real scam.  Do not give them any information. Contact your City Attorney.

It's a total scam!  I called Bank of America and they never heard of Ursus Advisors.  I spoke with both the home loans department and customer service.  They even checked my account and everything was fine with no missing paperwork.  BofA said NOT to give them any information...it is a scam!

I have received a call from this number and the lady, Beth Fletcher, claims to be working for Bank of America and need some information about our mortgage loan.  I called the ACTUAL Bank of America and it is a COMPLETE FRAUD!
