I dealt with your company At first they were great. But when I really needed them all phone numbers were disconnected. I did work out something with my mortgage company but it is not a very good one. I expected RL&F to have been there when I really needed them. I did pay a fee for the service. I really feel I was ripped off.

Let's see... It takes forrrrrrrrrrrrrrr ever for your loan company to figure out whether the "loan holder" is willing to do anything to help you with your loan......... or not..... Most loan holders are RICH and they do not care about YOU!!! Get it???? There are people out there who are willing to do the things that you DO NOT know how to do for yourselves(Hence RAYMOND, LOUIS AND FITCH)  BUT there are those greedy people out there that do not care who you are or even if you are even human... These are your lenders.......................................................................................................................................................................................................................We took our time to find out about your situation and figure out what, if anything we could do that was in your best interest and worked toward making it a reality... No, it did not always work... Some of you had situations that could not be remedied but most we were able to make much better and we were able to save allot of homes and keep many families intact....It would take a miracle to save most homes and sometimes we were able to pull that off but some homes were way to far gone before the homeownere ever even called us...We tried anyway and many times we gave money back.. We wanted to make everyones situation right but we could not always do that. Not like we did not try. We did our best...  We did everything we could... Some we won some were not winable before we even started... Many we never ever took money from... We had hopes... We did allot of good for many, many people... God Bless Those we were able to help and more so those that we were unable to help for whatever reason.

Dude this thing has SCAM all over it and even if they are legit they are still PHISHING, any company that operates to this level has SCAM or SCUM all over it.

Urgent Notification- Yeah sure

Economic Advantage Loan Modification Program---That sure ounds important but I can't find such a program offered by HUD.

Prior attempts to reach me have failed..I would have probably hung up if they had.

My RLF representative in my town works on Eastern Standard Time?  If he lives in my town he should be on Pacific Standard Time.

Mortgage Delinquency???  I've never been delinquent, have enough saved to live without work for 16 months and, very important, NO Credit Card Debt.

What the BLANK do you know about me or anyone else your company sends this dribble to Michael?  You all belong in a cell with Bernie M, shame on this company for preying on people in serious and real trouble.  If people need assistance please throw this letter away and call HUD.

Hilarious indeed. Red flags all over the place:

1. We still don't believe the *one* sole source of glowing reviews. (You.)

2. This document is camouflaged as a govermnet document, though it bears no official seals.

3. Government organizations do not use a postal permit number in the postage markings. Their postage arrangements are handled internally.

4. No mention of the RLF Housing Community Service appears in the recent media. Considering that the mortgage crisis is the biggest news item of the year, this is a stupidly obvious red flag.

5. Anyone reading this thread has had to search for this company information. Why no URL, physical address or company name on this mailed communication? As far as I know, direct mail printing isn't charged by the grams of ink or numbers of letters used - all contact info other than the 1-800 number was not included on purpose. Anybody that visits this site knows that if an entity provides no additional contact info besides a 1-800 number, then it's a scam.

6. We might have believed you if you hadn't attacked our skepticism. That pretty much bared your intent for all of us to see. Thanks for that.

Note: You need to work on your grammar - it's grade school level, at best.

RE  Response from Frank at RLF:

1. OK. Yoru in Florida

2. While you state "clearly" in your letter that you are not a govt. agency, your entire letter is meant to give the impression that you are indeed an "official representative". Your product is call "Government Insured Institutions" so don't try to play that one off. Recipients of your letter are told their "property qualifies for an Economic Advantage Modification Program". The only thing that qualifies them is that they were listed as a defendent in a lawsuit for forclosure of mortgage. Right?

To continue, your "National Financial Benefit Advisor" is just a fancy name for a sales person form your company, is it not?

3. Many HUD Agencies are funded by NFMC (Nat. Foreclosure Mitigation Counseling) Funds that were awarded by HUD. "Your claim of "You get what you pay for" shows that your are truly in this "new market" for the money. Period. As counselors, we don't make any more money if we have more clients. Can you say the same?

Glad to see you offer a money back guarantee. Haven't seen your guarantee though. If you refund 100% of the money that your client paid you (no deductions for costs, time, etc.) it makes you reputable, although your marketing letters are misleading (You must agree with that.)

4. I agree with you that in most cases a reputable for-profit company or a HUD approved agency has better luck getting workouts for thier clients than the individual does. This is because we know all the rules.

RE: Non-profit compensation -- Credit Counselors who negotiate with dredit card companies may receive some sort of kick back but kickbacks are very rare for HUD agencies. If a company does receive funds from the lender it is becasue we are handling the grunt work on behalf of the lender by collecting bank statements, pay stubs, tax returns, helping hte debtor to fill out a financial statement, etc, etc. Most of the rest of the paragraph is just plain wrong. But the extra $200 a month payment for 12 months those that had a temporary hardship that is now behind them is FAR less expensive in the long run than reamortizing the loan with all the fees for another 30 years. Right?

Again, I am not against for profit mediation companies. There are many out there that do offer good services, a full refund, and fill a need in the market. Your right, some people would just rather pay to have this done. But I do take great offense if you try to say that your marketing letter is not deceptive. I was actually impressed with the wording, as to how official it sounded. Your letter is the reason that I actually found this site. I wanted to see if I was missing some program that may be available to our clients.

I am looking forward to any response you may have to this post.

You may have received a letter from RLF if you are holding a second mortgage on a house that is in foreclosure or if you have a judgement on a house. All interested parties (including all lien holders) are listed as defendants in the foreclosure lawsuit.

Visit www.HUD.gov and click on "Foreclosure Avoidance Counseling" and select your state. I am not saying that RLF is a bad company, but their marketing materials are designed to look as though they are "official". They may be able to stop your foeclosure for $1500-$3000, HUD-Approved Housing Counseling Agencies offers their services for free. And They have special phone numbers exclusively for HUD agencies that allow them to get things done faster. Many lenders are following a policy to no longer work with for-profit mitigation companies. Trust the HUD.gov Website.  These agencies don't make any wild guarantees, if you have no income, they cannot help you. For-profit companies are only marginally more successful than individuals, especially since the "Obama Plan" was released. HUD Agencies are FAR MORE SUCCESSFUL than individuals and For Profit Co's.

I didn't receive a call either, but I did receive a letter today. I also have never been deliquent in mortgage payment, nor am I currently deliquent. Why would I receive such a letter then? Seems like a scam to me, if they can't even accurately determine if I am deliquent on payments.

Did not get a phone call but did receive their form letter.  I am not now, nor have I ever been, delinquent in my mortgage payments.  Why then, did I receive such a letter?  I always check out this type of letter or call because most of them are scams of one sort or another.  There seems to be such disagreement about this one that it is questionable as to whether it is legitimate or not.  I choose NOT!

Me and My Wife are currently going thru using RLF's services. We actually recieved the RLF Notice in the mail. Knowing that we are behind, we have tried to contact our lender for assistance and all they wanted to do was spread out what we are behind over the next three months payments, which of course didnt help us at all, if we cannot afford one months payment, how are we going to pay more per month right? Thats when we figured, what the hell? Give it a try. As of today they are still working on it, approx 2 months have gone by now. We have sent all our info over and are waiting for a response from our lender for a modification. We have recieved a summons from the lender saying we are being sued, they wanted a written response, so RLF sent one for us to sign, and then it was off to respond to the summons. We have talked to Doug there and he assured us that they are working on this as we speak...I sure hope so, because now, we have not been able to make or mortage payments , So if this doesnt work, there will be no chance of saving our home. I will keep you updated. I dont know nor work for RLF so take my words to heart.

Okay, let me clear some things up.
1st, we are not in the west coast, our letter sent out clearly states we are in Florida and has our street address on it.

2nd we state clearly in our letter that we are not a government agency and are not affiliated with any government agencies and offices.

3rd charging a fee for services compared to a non-profit. I would like to say you get what you pay for, you pay nothing you get nothing in return, or at the least not a company who is working hard to satisfy a paying customer. It is similar to a Public Defense Attorney and a Private Attorney, Public attorney gets paid no matter the outcome of your case, a private one will work to make sure he gets paid by winning.

We also provide a full refund and put that policy in writing before anyone everymakes a payment. We do this because we can not guarantee the lender will accept a loan modification. So in the event we are unsuccessful with a clients loan modification we can assure the client we did everything possible to get a beneficial solution. Ask yourself, what company makes money refunding?

We provide every client with the standard working agreement first and never ask for a payment over the phone, we do not ask for your SSN over the phone. We provide a thorough prequalifying analysis, for free, to make sure all clients we decide to represent can meet their lender specific criterias for loan modification.

This brings me to my 4th and final statement, if you do not know what a loan modification is and all the different options available to you, why would you want to represent yourself with out these basic tools? A lender is looking to keep every penny coming in from a borrower, they have their own best interest at mind. We have the experience to look out for a clients best interest, we receive no compensation from a government based program or lender kick back.

Google search at how these non-profits are able to pay counselors for their time, you will see that the LENDERS provide a 15% kickback to the non-profit agency also most of the Heads for these major lending institutions are investors in these non-profits, that sounds like a conflict of interest to me. Why would those agencies choose to press the lender into a better solution, when those are the exact ones paying them their salaries? So we charge a fee to provide a far superior succes rate for distressed homeowners, we do not take clients on that are a month behind or have a 6% rate. We assist homeowners that are facing foreclosure and the lender has STOPPED taking payments from them. These clients have tried to call their lender and the lender says pays $200 more amonth, if a distressed homeowner could do that, they would not be behind in the 1st place.

I have made my point, you will see this statement at all the major google blogs and I will follow up with any questions accordingly.

We have been very busy lately do to the last statement made by lenders saying they are holding off foreclosure filings to only delay the inevitable, these people are now closer to losing their homes be cause they trusted their lenders and want help. We are here to help.

Thank you for reading!

thank you very much "banker", I did ask CitiMortgage to help but all i get is "when can I get payment in?"  I have asked for a loan modification and they say they can't help me. Is this true? Is loan modification in its self a bunch of BS? whether with a lender or someone who helps?

When u fall behind on your mortgage the lender will send u a list of compaines that may be able to help you. If they don't all you to do is ask. Do not rely on a company doing public search and charge up front fees

You both seem to be on a manhunt? Did you have a bad dealing with RLF? I'm curious becasue you both rip everyone who says something nice and I have seen you both posting everywhere as well. Also I see here on this site that everything good said about the company is marked negative.

So to "verysuspicious" and "Watching Doug", why do you think all the bad posts are marked so positively? Do you run the same kind of company? Can you at the least support why you think this is a bad company? What are your facts where can I check this company out to get the same facts you seem to be acting on? Please ANYONE got real facts or has experience with them? Anything besides their BBB history, cause I'm not one to beleive all the hype here. I see that it started with 2 people who were skeptical and followed by 2 positive post. Then it has this drawn out communications about a company posting on here for their benefit. If I had my way you all would shut up and get real, and let people communicate honestly and not rip someone for having or possibly having a success with a company. Thank you BY the way my name Jeff you can call reach me at d.diggity@rocketmail.com if you need to.

I spoke with RLF, they asked for my social on the paperwork sent. As for the Guy watching or blasting people for having success. I checked the bbb out on this company and it says a 3 year reporting history. I also have my own business which I am BBB accredited to receive a accreditiation it takes 6 months, also when you change your business filing i.e; S corp, C corp or just Incorporated; it will reset your BBB origination date. I support the good word done here by Vacantlady and Michael from GA. By the way if you don't beleive me call me 727-504-6303

You still haven't answered why first it was your wife's childhood home, now it's yours. And no, I am not delinquent on my mortgage. They are not affiliated with mortgage companies, so how would they magically know who is behind? They go online and look up deed information most likely.

Once again "verysuspicious" you miss the whole boat with your uneducated comments. RLF didn't refinance my mortgage, they helped me get a "loan modification". My lender was unwilling to work with us and stated I had no options but a repayment plan to get things back on track. As soon as my wife and I retained RLF not only were there options but we are now making our new payments to the lender that originally had nothing to offer. Once again since you have recieved a notice from RLF you may want to give them a call, even if it's only to see what the company is about, i'm sure glad we did.
