I received a letter.  It sounds like a government assistance program and the "real" language is buried in the 4th paragraph.

Just as soon as the government gets involved with billions of dollars this cockaroaches come out to feed.

National Foreclosure Counseling Services (NFCS) changed its name from NFCS to American Foreclosure Counseling Center (AFCC) due to the bad press they received under NFCS' name. The company changed names again to Vistana Home Services and then another name, Matrix Capital Resources.

NFCS has just filed bankruptcy in Duval County, Florida. Contact the bankruptcy trustee to let them know what's going on and to file a claim, so they don't allow the bankruptcy to go through.

I would like to inform everyone else that the company referenced here has closed up shop.

I work next door in Building 8. As of July 1, 2009 their offices have been dark. Parking lot EMPTY. As of July 17, there is a notice on the outside of the door stating that people should contact the Florida State Attorney General's Office.

They always gave me a bad shady vibe. More so than the collection agency across from them. Was curious why the local news was doing a story there that day.

Thanks for the info about the attorney general office employee in Florida.  NFCS has been working on my behalf with my mortgage co. since April and it seemed to stop foreclosure after I was ill.  However, after the June "bonfire" email (NFCS's way of communicating progress with mortgage co), I have been unable to confirm with them what I should do next when my mortgage co said I was eligible for attorney generals "Save Your Home" program.  NFCS contract was very specific that I should not call my mortgage company while they were working on my behalf.

They promised the world and they can arists. I went to their address to check them out and they looked all right. But there were atleast 100 to 150 employees. The whole complex was full of people, wall to wall computers. And I thought this people are OK. Now I found out they are scam artists.

Thank you, thank you, thank you........ even to those who work for this company. I just spoke with Micheal today and received a packet. As I read the options I notice fees that they would collect from me which was a RED FLAG!!!!!! I gathered some other letter I received from different companies and decided to do a google search and what do I find you guys!People are so easily mislead due to financial challenges and I was almost one of them :(

LOL, everyone on this post thinks they are so smart for the "research" they did here on Google, all this post has done has prevented many homeowners from getting the professional help they desperately need on their mortgage, and instead have tried to go it on their own and are in a worse position for it. I especially love the "not surprised" response above, praising herself for being so smart not to seek professional help to attempt to get qualified for a loan modification, and now her home is on the verge of going up for auction on the courthouse steps.

We are an honest company offering a professional service. Of course like with any professional service, this service is unfortunately not free, what service has anyone ever gotten in life that was great and was free? I have never experienced any. We have costs that have to get paid, computers, rent, electricity, phones, intelligent hard working people, and none of this stuff comes for free.

Everyone in this post is making their decisions based off of FEAR OF THE UNKNOWN and fear in general, and this is never a solid foundation off of which to make a decision. God fearing people make their decisions based off of faith, not fear.

This is just one option to solve your mortgage delinquency. If folks have another great option to use to resolve their problem, avoid foreclosure, and get their loan modified, then by all means tell them to take that route. In my experience, most homeowners don't have this option, they are like most of the people on this blog, they are lost, desperate to find a company they can trust who knows the ropes and can get loan modifications done. Because I work here, I have had the benefit of seeing first hand a lot of the good work that we have done, so THANK GOD I do not have to rely on Google or some blog posting with a bunch a people who have no idea what they are talking about to help me make a decision what to do to rectify my HOME mortgage, the most important asset you are ever going to own. Would you rely on some blog to decide whether or not to hire a lawyer when you are charged with murder?

So please homeowners of the internet world, call us and decide for yourself. We don't charge any upfront fee, and we don't even take on a case unless you are approved for our services, meaning we know in advance that we can help you. About 40% of the people who call in don't qualify, so we turn those people away and never ask them for a dime. How can such a bad company be conducting their business so ethically? Illinois sued our company any every loss mitigation firm advertising in the state for charging money, PERIOD. How can you conduct a business without charging a fee? This is probably why Illinois has the highest foreclosure rate in the nation, with homeowners losing their homes left and right, but THANK GOD your attorney general prevented you from paying NFCS $1500 which could've saved the most important investment you've ever made in your home?

I have seen cases where we get a principal reduction of $100,000, payments get reduced $900/month, interest rates get reduced 6%, adjustable interest rates get fixed at a lower position, people get 7 months off from paying mortgage payments, and a lot of stuff that makes our service easily worth more than the small amount our clients pay to have us step in. If we charge someone $1500 and get them a principal reduction of $100,000, then that is a good deal right? Did we really even charge anything there, or did we just basically give this homeowner $98,500? If we reduce a payment even just $200 a month, well over 360 months that equates out to $72,000 that we just saved this homeowner - and we are supposed to feel bad charging $1500-$2000 to save them $72,000? Well I'm sorry but we don't, we only take on cases that are win-win situations, where we can make a small profit and benefit the homeowner above and beyond the small retainer fee we ask for our services.

There are scams out there but thank God we are not one of them. If we were, I would not work here, and certainly would have trouble sleeping at night. Let me tell everyone out there that right now I am sleeping GREAT.

I contact them I was already 2 months bihind. I believe they realized that my english was that good so they took advantage of me ask for a fee of 500.00 so they will nogociate with my lender they took my money i never heard from them againg. it looks to me that people who work for the lenders sell the names of the custumers who are getting bihind on their payments. I change my mailing address to a PO BOX. only with my lender an some how within the same week they have my new address.....

I received one today and called.  The man told me that I do qualify and a fee of $1500 is due.  I told him I wasn't ready to make a decision right now and that I would like to talk with my brother who is a broker and knows about all the different programs out there.  He wasn?t to please with that.  He told me ?do want you want to do but it still not going to change anything, you will still be behind on your payments.?  I?m so glad I call my brother it is a big SHAM.

I received this urgent notification from AFCC A Housing Counseling Community Service with phone number 1877-395-6030.I am really hesitant to call them due to SCAM but I REALLY NEED HELP. THANKS A LOT FOR THE POSTINGS. I had an experience with another agency charging me $3,000(which I have to raise) for their service. Good if they will work it out but my worry if they don't, what will happen to my money and I am really in hardships.

It sounds like this Dianna works for AFCC and this is just a ploy by the company to put positive feedback in this forum. Shame on this company for taking advanced fees for services that have not been performed. It is against the law in California for a Real Estate Broker, or Foreclosure Colsultant to accept an advanced fee if the foreclosure process has already started. Even if foreclosure has not been started then advanced fees taken by a real estate broker must have a no objection letter by the department of real estate and the advanced must be put in the broker's trust account with strict accounting measures. Foreclosure consultants cannot accept an advance fee in either case.

I JUST WANT TO SAY TO ALL OF YOU THAT ARE SCARED OF THIS COMPANY  AFCC. THE COMPANY IS A LEGIT COMPANY THEY HELPED MY MOM IN NEW JERSEY.  MY MOM HAD ALREADY RECEIVED THE SALES DATE ON HER HOME. SHE WAS IN FORECLOSURE AND SHE WAS GETTING READY TO BE ON THE STREET.  WE RECIEVED THE LETTER AND LIKE ALL WERE LIKE I'M REALLY NOT SURE, BUT I CALLED FOR MY MOM GOT ALL THE INFORMATION AND THEY APPROVED HER TOOK THE PAYMENT AND MY MOM WHO IS 72 STILL HAS HER HOME. THAT'S TO AFCC.  I THANK GOD FOR THEM.  IF MY MOM WOULD HAVE LOST HER HOUSE I MAY HAVE LOST MY MOM.  SHE'S BEEN IN THAT HOUSE FOR 45 TOOK OUT A SECOND MORTGAGE AND GOT BEHIND AND THE MORTGAGE COMPNAY WOULD NOT EVEN HELP HER.  TRUST ME THEY ARE LEGIT.  IF YOU ARE LATE AND YOU NEED THE HELP, YOU REALLY SHOULD TRY THEM OUT.  STOP LISTENING TO ALL THE NEGATIVE THINGS ON THE INTERNET.  THE ONLY THING THAT YOU PREVENT THEM FOR BEING ABLE TO HELP YOU IS IF YOU DO NOT HAVE A JOB.  YOU HAVE TO HAVEA JOB.  DON'T BE SCARED!!!!  GET THE HELP YOU NEED. You state that you work for this company NFCS and that you know how these loan modifications work. I have been contacted by my bank to file a loan modification with them as they want to help us to keep our home, which is close to foreclosure. I have not yet filled out the Borrowers Financial Form of our monthly expenses. You said something very interesting about making sure that you have a 15% monthly surplus, is that 15% of our gross or net income? If a person has any percentage of income left at the end of the month why would we need to modify our loans. A lot of families that had two incomes have lost one income as in my situation and now don't make enough to cover our bills let alone have any left over. In order to get the help offered do we have to omit some of our bills to get the 15%. I would think that if we have any money left over the bank would figure we don' really need the help.

I have also received this letter in Miami, Florida with the exact quote, "contact your National Financial Benefits Advisor for Miami-Dade County".
How do these people know about someones mortgage unless the mortgage company is distributing the information my mortgage company is US Bank and they are horrible, they do not have any mortgage modification what so ever, so everyone reading this message don't ever get a loan from this company, they don't care if people loose their homes, what a dumb organization, just let homes stay abandoned....

My Husband called the number shortly after recieving a letter from AFCC housing counsling the guy gave hime his personal cell phone and urged him to fill out the paper work with in 24 hours to save our home hardly giging you time to think, I read over the forms and it legally binds you to pay these people even if they dont save your home. How can they get away with this like people are'nt already struggling!
