Never had a second mortgage, never did business with Chase and I get this call from 5 lakes. After reading posts here online, I called these jokers back and read them the riot act. I asked if they were on some fishing expedition or something because I have ZERO HISTORY with Chase. Said if they called back, because I am on the do not call list, and they clearly have the wrong person here, that I would take them to small claims court here for 10k and I can start calling them for their debts!

Also that I had no problem driving down to the State AG Office and registering a complaint in person.

This guy refused to tell me who he was looking for! He wanted my name and last 4 and I was like oh sure, I give that out to everyone who calls that I don;t know! LMAO! Next time I'll tell them if they think they have the right contact info. to go ahead and feel free to send me the "NOTE" as a previous poster mentioned! Un-fricking-believable!

They are true sharks!! I had a settlement with Chase that was transfered to Five Lakes Agency and as soon as I was about to make my last payment they came up with I don't have a settlement. I filed with the States Attorney Office. Please be very careful with them and seek attorney assistance that's very important. They will say one thing and do another.

any reviews about this company five lake agenecy  The debts on HELOC's are sold for around $0.005 ( half a penny on the dollar) to collector's. Ask them to verify your debt with the "Note" , if they don't an continue to collect file a law suit against them, it cost more than the whole debt they bought. By the way I just received a letter from this company, if you receive a letter look at the bottom they are goverened by FDCPA.

No---they are holding childish third party collection agencies accountable for refusing to follow the FDCPA.

This is not a discussion as to whether or not we should "pay our bills"--

This is about consumer rights when it comes to the collection of debts.

what i dont get is why would anyone have to be scared to pay thier own bills seem alittle childish ,it seems everyone is just looking for a lawsuit,money or a way out of thier debt....sad really.

After reading the posts it seems like Five Lakes Agency is a fraudulent company.  They should be reported to the Settlement Monitors that monitor the settlement with the banks and to the attorney generals of each state where they are operating.

My wife and filed Bankrupcy in 2009 and it was discharged in July of 2009.

5 lakes has been harassing us for about one year on my second mortgage that was discharged. . Last year I became a Real Estate agent. I had my broker check my own property for liens last week. My property only has the first mortgage showing. No further liens. I am also with Chase.
These people will not get a dime from me.

So everyone dealing with these people should spend a couple of dollars and check for liens. You may find that the second one no longer exists.

I found an address for them in Troy, Michigan which is 901 Tower Drive Suite A250 and I will be paying them a visit. Trying to figure out if they are a legal corporation or just want your money.

I beg to differ. Not every home has a mortgage. Many are owned free and clear by the homeowner. Property tax laws vary from state to state, but do not assume that someone, somewhere has a claim against your property. Please be careful not to misinform

Same call as described in comments thread from Five Lakes.  The 855-824-1000 number they left on my voice mail is not in service on 8/27/12.  I am questioning the credibility of this agency as the collector on behalf of Chase.  I would rather deal directly with Chase to work toward paying the second mortgage at a negotiated amount to eventually release the second lein.

good for you, they are a second, my first will swallow them, and my first is current, not a dime, they wrote off the second before the bankruptcy was final in 09 when I was current, anbd when I did not re affirm they never came to court.  I am ready to fight, and I going to report them to the attyn general.  I had a threatening call today, I am protected under bankruptcy laws.

my lein is second, they cannot foreclose, my first is current, I never reaffirmed, and why now, when they had every opportunity to move forward.  Get a hold of attorney and sue Chase.  I am filing a complaint with the attorney general.  They need to send letter first not call and threaten the consumer over the phone concerning foreclosuer.  Chase is corrupt bank.

I received a call from Five Lakes Agency INc. stating that they are ready to foreclose on my property  and they are working on behalf of Chase.  My bankruptcy was discharged in 09 and my home loan is current. I contacted my attorney and will file a complaint with attorney general.  I tried to call and no answered, so I left a message and told them to call my attorney.

I have been reading these post and it sounds like Five Lakes agency is a bottom feeder debt collector.

I guess my confusion is that I filed BK7 at the end of 2010 and gave up the house in the BK.  They Foreclosed on this property and already sold it to a new person in July of 2011.

now I am getting a letter in the mail from Five Lakes Agency that states even though I filed BK7 and it was discharged and extinguishes my personal liability for the debt owned to the lien holder.  They still hold a valid lien on the property.  Moreover, in an attempt to assist me with obtaining a lien release on the above referenced property, JP Morgan is willing to extend some repayment and/or settlement options.  

I dont own this house anymore and JP Morgan already sold it to another individual.

I have an email into my lawyer about this but wanted other inputs while I wait to hear back.

should I be confused on this??

Thanks to all who posted their experiences with Five Lakes. Based on reading these posts, I have no intention to return the robo-call I got today.

My heloc was discharged in a Ch. 7 BK 6 years ago, and Chase recently charged off the debt after I stopped paying the monthly minimums over 5 months ago...

The lien still is attached to my property, but perhaps Five Lakes will settle for one cent on the dollar to release it...we shall see. Not a penny more will be offered.

The reason these loans were called HELOC's is because there was some value in these properties and they lend you the money you put in the property , as of the time that the alleged lenders decided that there was no recourse in collecting them  ( approx, 120 days after a borrower stops paying) they charge them off. Then you charge them off as a persenol liability through Bk , based on 11 U.S.C section 524 (a) (2) once the BK is filed there is an injunction in place to all who try to collect a debt that has been discharged. You cannot include a LIEN in your bankruptcy. A LOAN yes, which is what your mortgage is. But every home has a lien placed on it. You can't just live in your home for free. If that was the case every person would purchase a home and then file bankruptcy. I think you should dig dipper and talk to your atty and they can clarify for you that you do have a lien. These companies are here to HELP you so that when you do go to sell your home you are able to profit off of it, and not have it be an item of the bank. You don't have to pay, but in the long run that's your loss...

Chase is selling discharged debt on second mortgages whether it was in a bankruptcy or not to these bozos. It is their way of circumventing bankruptcy.

They will try to get you to settle with them to release the lien if you need to sell your house. Chase is supposed to be modifying loans, but they are not. Chase is a bunch of crooks like this 5 Lakes deal.

Have an attorney talk to them.

We are receiving calls and having messages left from this number stating it is from Five Lakes Agency as well.  They reference JP Morgan Chase and that they may be trying to collect a debt.  We have no debts with Chase as we declared BK in 2011 and ALL outstanding liens were included in the BK.  Not sure what they are up to but when I called the number, there is a man by the name of Victor who answed.  Sounded suspicious to me even before I found the messages on line.  I am referring to our attorney.

I called the number before reading this and the man asked me my name and last four of my SS number. I started laughing at him. I asked who he was trying to contact and he hesitated and said some name that sounded like he just made it up. I told him to take me off the call list and he apologies and said he would.
