Had my loan for 14 years,sure ive been late before on paying,pay the penalty $70 bank of america,yep scum of the eart but they take the $ when you got it theyr cool,,never call,and then these bi****s from hell,greentree take over the loan!! O M G,truly from satan,1 day late and those w***es are calling you saying your delinquent and theyll fight you on the phone,do.t care you almost died a month ago and your medical nills keep piling up,they got my gf number and held a gun to her head too,unreal,goin to my credit union for a refi,done with these nazi's!!

I have to agree with Tom. Firstly, I am not an employee of the company. I I have a family member who took out a loan and had my mom co-sign for them. Now the family member refuses to pay their debt and my mom is being held accountable for the 10,000$ + worth. Very uncool! Hey I'm sick and can't work but I'm paying my bills! There is always a way and many programs designed to help with any financial problem.
Also, when you don't pay your debt after spending the money you took to buy all that stuff you just had to have, others suffer for it.

Read carefully-- This is Greentree Collection-- from my understanding they are both a mortgage company and collection agency. They called me over a time period of 1 1/2 to 2 years. In the beginning I decided to not change my phone number. I figured if I did they would know they were getting to me and pay to find my new number. So I added their numbers to my contact list and used the option to send their calls directly to voicemail. My phone would not ring and if I got a voicemail alert I would check my call log and know who it was from. They used 10 different phone numbers; all but 3 of them are 877 numbers. 877-606-7483, 877-647-7760, 877-799-9069, 877-835-6465, 877-778-1399, 877-657-7760, 877-816-9125,  800-352-7751, 480-383-2290, 866-300-1054. I never spoke to anyone and it has been 3 months since the last call. Patience is a virtue.

They are no different from any mortgage company.  This is what you signed up for.  Annoying non-the-less.  

When payments are on time, they call just as much to setup an automatic payment.  

They never say they are from Greentree.  Only, 'This is Shannon, is Harry Richardson there?'

They call my work from 8am until 9pm at night.  Hello I am not answering your call so please stop.  And to leave a message with my supervisor is very unprofessional since the payment was not even past the 14 day grace period.  I think harrassment is the only way to explain this.

sometimes the pay period falls later than the due date so they get paid within the grace peroid, (10 days), which puts it still within the time frame and not considered late.

My mortgage was sold to Green Tree 2 years ago, probably because I was having some trouble keeping up with it at the time.  They will buy junk paper and then try to collect on it.  I understand that a lot of people have a beef with them.  I get that.  I even saw a news story about them where they harrassed an older couple who had trouble paying because the husband had a lot of medical bills.  Well, they harrassed them so much, that the husband had a heart attack and had to be airlifted to a hospital.  I believe he later died from the incident, and the wife was suing Green Tree for failure to comply with federal collection guidelines.  Anyway, I made it a point to try to work with them to get my stuff back on track, and they were very helpful as long as I was willing to put out the effort.  I'm not saying they're great, I'm just saying that I had a better experience, it seems, because I was willing to try and work with them.

They call often.  Sometimes more than once in a day.   It is a recorded message saying Greentree has an important message for me and to call 8776067483.   I called that number hoping to get them to stop.  When I called that number they gave me another number -- and said I would be charged $4.95 for that call plus fees.  

I understand Greentree is a collection agency.   I have had my phone since May of 2008 and if it is a collection agency, I assume they are try to cause pain for the folks who had the number before me.  

I am current on all my bill payments and have excellent credit.    

I have complained the AT&T and they tell me there is nothing they can do.  I am on the Do Not Call List and I have complained to them.

Do you have a loan with Greentree?  They are a mortgage / insurance company.  From 5 years of experience in dealing with them, I will tell you that they take the term "persistence" to a downright ridiculous level.  For example, my payment to them is due the 1st of each month, but I have a 14-day grace period before I am charged a late-fee.  However, if they don't receive their money by the 5th or 6th, the phone calls start pouring in, usually several per day.  I know what their number is, so I usually ignore it.  They don't seem to understand that when you are paid bi-weekly, and not semi-monthly, you can't always make your payment exactly on the 1st.  I have never missed a single payment with them (beyond the grace-period), but yet they still call...

GreenTree begins collection calls the day after your payment is due, they call several times
a day starting around 8 am till 9 pm several times per day and use multiple numbers, some leave recorded messages , other times nothing

It is still GreenTree and they are a collection Company. As stated below, they are rude and will threaten you, just a note my attorneys have asked me to document all calls and who spoke to and what they said. Apparently by law they are not allowed to harrass as they do and you can sue them!

Yeah right - good luck with any of that.....  They keep calling...  I have never known anyone who was successful with this.   they ended up in foreclosure shortly after starting the process - some never even had a late payment, they just were struggling and wanted to re-fi at  the lower interest rates..  As soon as they started the process, Greentree sent them an intent to foreclose letter.

Don't answer and make them leave a message.  90% of the time they won't as it is an automated robot scanning through accounts.  If you answer the phone, I bet one of three things happen:

1. No one on the other end, and you have to wait a long time for the robot to route it to the next available person in the call center - who has no information on your account; other than a name, account number, and amount they are trying to collect for (any further conversation takes them 3-5 minutes each questions to switch screens, computer systems, or transfer your call to someone with access to your question on your account.  God forbid they are calling for someone else - phone number is all they need to harrass you.  Whether it is your account or not.

2. Even if you do talk to them and they post to your account, another robot will make a call shortly after as your note was never posted or the robot is scanning through a different system.  Notice the calls come from all different phone numbers and all do not show on called ID as to the company - just "UNKNOWN"

3. Or if you do answer the phone, it will be just a recording saying "4373 Please call Greentree a debt collector at.." and then give a totally different number - sometimes a non-toll free number making you foot the bill for a call in which it takes them forever to answer, obtain your information on why you are calling, and then handle your problem.  Average call with them (regardless of reason, debt collecting or not) is over 20 minutes.  God forbid if you ever call from your cell phone.  Cell phones are not subject to the fair collection rules of not calling after 10pm local time and before 8am local time.

be careful with the credit thing.  I pulled my report and had to notify all three credit reporting agencies that Greentree was illegally  submitting that late payment reportings of 5-20 days. Those were eventually taken off as you have to be 30-days late for a posting; and Greentree never responded back to the inquiries.  Unfortunately a lot of stuff is computer automated and people are not monitoring this stuff until you call and complain.  Why was it 5-days late?  Posted to a suspense holding account temporarily.  I had my proof the check was sent on time and that my bank had an online bill payment agreement with them to post within 24 hrs.  Months Later Greentree pulled out from the agreement - Gee wonder why?

I worked for a company (and appearantly this is legal),  that was posting to suspense accounts.  Why they do this is for two reasons:

1. If the computer cannot quickly verify what account to post the payment too.

2. Companies actually hold payments during a month and not post them until the next month if they think revenue will be lower the next month.  this is a way to keep the books looking like they have steady revenue instead of all the ups and downs (low, high, low).  Makes it look like the company os more stable, and that they have excess money to deal with.

I don't think that should be legal.  But dang it.  Stop the collection calls, and stop the submitting to credit bureaus.  you have the money.

Same with Bank of America - they messed up my account during the banking meltdowns.  they told me - we fixed the problems but we do not care about your credit report.  We are not going to submit correction to them.  I had to fight with the credit bureaus to get it cleaned up.

Point being - keep all your proof and paperwork.  Digital copies are legal; so I scan everything in and keep it on a disconnected hard drive and CD's to refer back to.  you have to be pro-active because most lending institutions are scum.  there are some good ones, but those are rare - especially if they get bought buy a monster mega bank or they feel they are losing money and their bottom line is not so great.

Oh and by the way.  I heard and read a couple of blogs where Greentree is now a dept collector buying up defaulted loans, defaulted credit cards, or from any institution looking to off load open (whether current or not) loans/mortgages.

they are scavenges and will do anything to make a buck.  They are rude too.  And when you start getting a little snippy back at them, they threaten you saying they will report us for harassment and being threatening to them.  Yet, my wife told them "Oh come on don't get rude now" - and when she did; whamo the guy turned into a complete tyrant.  

We just keep hanging up on them or not answering the phone.

Send them a cease and desist letter, stating to never call your number again (and list all your phone numbers).  Send a copy to the attorney general in your state and Minnesota and South Dakota where Greentree have their corporate offices.  By law if you send them a cease and desist letter stating to never call you again - they can't and with that proof of a letter (make sure you keep a copy and send it certified return receipt mail - and keep the form the person had to sign to get the letter); you can sue if they continue to call you.

I already had to do that to several collection agencies for receiving calls and letters from people I do not even know.  I started calls and letters after I changed my phone number and 911 renumbered out street.  Appearantly marking on the enveloper for the post office to return, stating person does not reside at this address did not work.  I gotten a few delivered fedex.  I inspect all deliveries to ensure it only is for my wife and I.

Here is the thing with them.  My check cleared my account, and they are  still calling.  turns out it got posted to their suspense account temporarily instead of my mortgage account.  They finally found it, but I had to submit a form to have it moved from the suspense account to post to my mortgage quicker.  Even after the form - they said it could take several days; but noted my account so the calls would stop.  Yeah right!  They still called that day and for several days....

And like everyone else said. THEY ARE RUDE BEYOND THE CORE.  I even was sworn at by a representative named Mike.  Not only that.  I was verbally told the mortgage paperwork I have when I originally signed my loan (assumable mortgage, ability to rent out my property, etc) no longer applied since they went bankrupt, sold to Conseco, went bankrupt again and is back to Greentree.  They said they no longer make new loans - funny how after the mortgage foreclosures and Obama came into power; their website is recently updated to say they are a creative lending company and writing new loans.  They have blocked every attempt to sell my home, do a short-sale, have someone assume my loan, re-finance.  they verbally said if I rent, I am in default for not living on the property.  They will not put anything in writing, just keep verbally calling saying "our terms state that you must hold the loan for the full term of 30-years and we will not accept pay-off from another company."  In 2008 I had to submit paperwork after Conseco screwed up all my payments - to have eveything readjusted according to the amortization table.  They were hold extra payments in escrow, taking liberty at when they would post everything to interest or when they would apply it to the principle amount.  They did everything correctly with my payments for 2 years.  Now they are back at it again.

If you google, you will see even lawyers are blogging about them; and are pissed.  greentree got in injuction that prevents brining a class action lawsuit and all complaints must be handled individually through the expensive arbitration method; with their pre-determined arbitration representatives.  They also reserve the right to make all arbitration hearings binding with not allowing for further appeals or recourse.

I have all my paperwork and just waiting for the day it all blows up in their face.  By the way, people also blogged that they were very happy with their mortgage company - only to have their loan sold to Greentree several years down the line and now they have nothing but trouble keeping payments and their account posted properly.

Several people in my neighborhood got sick of Greentree and walked away from their property - sending them a letter to never contact them again.  Most were never late on their mortgage - just sick of the way they were treated and not being allowed to sell their property when they had to relocate for jobs, etc.

These people are a joke!! My mortgage was bought out by them also, I've been at my residence since 1991, I pay when them when I can, my due date is on the 15th but I make sure I get them the money within the same month. ANYTIME they happen to call me, I tell them if you don't like it come and get the house!! That usually shuts them up then they tell me they will have to keep calling, go for it, doesn't bother me any. Then they tell me it could affect my credit.................that one always makes me laugh!!!

The Green Tree Company are full of crooks.  My 2nd mortgage was sold to them and immediately, they took out their own homeowners insurance which cost 3 times as the one I had on the house, without asking me for proof of insurance. I had to cuss someone out before they would take it off. I actulaly told them that they were thieves because they obviously thought the Ist mortgage holder was stupid not to have a homeowner's policy on the house. They even stated that they had equity in my second house - at which point I told them where to go with that thought!  They are sharks!!!!!!!!!!!!!

My husband got the loan through the divorce with them then filed bankruptcy and they took his name off the loan and have been hounding me since.  The divorce was final in 2002 and they foreclosed on the place in 2005 and are still harrassing me for the amount that is due on the mobile home which they sold for only 2000.00 and was worth WAY more than that.  I refuse to answer for them, told them multiple times that my ex is the one that they need to contact and they won't contact him but constantly call my cell phone.
