In Nov. of 2009 I had given you $ 624 for selling my time share.  To this date I did not receive a refund. Like all the others I was promised a full refund if your company was not able to sell my property...

I got taken by "Shannon Adams" as well in August  of 2010. She claimed that she had a buyer ready to go by the name of Michael Leveske from Montreal, Canada. Leveske is as common as Smith. We were supposed to have a 3-way call on August 8, 2010. The call was extended to 12:45 P.M. due to a diabetic attack of Michael's. When Shannon finally did call, she advised me to counter-offer on the bid. I did and the "wife" had to return to her husband for verification of the bid. At this point, Shannon explained that it was near impossible to work with the wife, and to wait until September (2010-exactly 60 days past the "have to pay back time"). This cost me  $899.00. There is a counter-scam going on in Maitland, FL,  by the name of "exchangeinternational.com".(Exchange International, 230 Lookout Drive, Suite 200, Maitland, FL 32571).This company claims to get the defrauded money back for a fee as well. One company cost $196.00, two companies is $360.00, and 4 companies would be $496.00. If you got robbed by a bank wire-the FBI could be brought in to retrieve the funds. The best defense against this horrible timeshare junk is to not pay the yearly maintenance fees. I've had enough and I'm sure you have to.  Any suggestions are welcomed.

Female caller "Natalie Walker" claimed to be from a timeshare resale company called Vacation Concepts. Offered to market our timeshare for an upfront fee of $764, with no other comissions.  None of the company's information checks out as legitimate.  No BBB listing.  Address for "corporate HQ" is a PO box. Total scam - steer clear!

You are correct, we have been ignorant and paid for it dearly. Many on here do not have a mind for this stuff, but we'll be ignorant no more, that is for sure.

WE MUST LEARN FROM THIS HORRIBLE MISTAKE WE ALL HAVE MADE-
You are correct; we all have been a victim of a scam, and we have been taken for an awful lot of money. How sad! How many of us are elderly, how many of us do not have the computer skills, or lack the knowledge of how to quickly find out wither it is a scam or not?
I have found through the www.BBB.com that any reseller that wants money up front and is NOT BACKED by the BBB (a blue logo will be on their site) not the (DON?T be fooled by the ONLINE Business Bureau, is a scam within itself), but the BETTER BUSSINESS BUREAU they are scamming you.

We also paid $600. to Vacation Cancepts, it was cashed and we were told the our condo. would sell. No one will ever answer this phone number and our money well is gone. We are a retired couple and we can not get rid of these condos. after giving away our money. Very sad that people have to rob the elderly.

Folks, Bella Martin's "WE WORK ON A MONEY BACK GUARENTED DEPOSIT" above makes no sense. A money-back deposit makes sense in renting apartments for the renter wants some assurance from the rentee that it's a serious inquiry. Not so for real estate sales. The real estate is just sitting there, the owner wants to sell so what would be the sense of any deposit? That the owner won't sell when a buyer is found? Worse still, if it's a money-back deposit, then there is zero need to charge *any* deposit up front, why not just charge the selling fee at the back end of the deal? The deal smells bad to me.

If this is true then kindly refund my $990. It's been one year to the date. Your phone is out of service and I suspect I'm barking up a dead tree. If you all put half as much effort into providing the product that you are scamming over, you might have a reasonable business.

I also am trying to get in touch with Vacation Concepts Marketing.  I can't reach Shannon Adams who took a deposit of $899 from me.  I called the number 1-888-455-5052 on the so called contract  I received.  The number is no longer a working number.  The number that I had for Shannon Adams which was 201-809-0177 now has a guy named Joseph Holidays voice on the other end.  I left him a message numerous times and he has not returned my call.  Does anyone know if they have a legit website??  When I first talked to Shannon Adams I found a website, now I can't find one.  I believe this is a scam!!

Robert I believe what you are saying is true.  If enough of us complain to the Federal Trade Commission, maybe this sort of action can be shut down.

Bella Martin:  I don't know if you are still there or not, but I sure hope so.  I've been trying to reach Shannon Adams and have called your 207 809 0810 number only to hear that the mail box is full.  While I am holding a marketing agreement with you, I've had another group call me wanting to sell my time share as well.  I'm starting to feel "well scammed" if you get my drift.  I've tried Shannon's office number if an office exist and get no answer from her or her "secretary".  Can you help me.  Sincerely  Lee Bricker

I HAD A CLIENT CALL ME TODAY AND TELL ME ABOUT THIS.  I WIL MAKING CALLS TO CLIENTS OF WHOM I HAVE SOLD PROPERTIES FOR, AND ASKING THEM TO REPLY TO THIS LINK.  WE ARE NOT A SCAM AS SAID.  I WORK IN A LARGE OFFICE WITH A COMPLETE TEAM OF AGENTS A LEGAL DEPARMENT AND A TITLE DEPARTMENT.  WE ALSO DO NOT CHARGE UP FRONT FEES!  WE WORK ON A MONEY BACK GUARENTED DEPOSIT.  DEPENDING ON THE CRITERIA OF THE PROPERTY WE GIVE 6 MO AND 12 MO CONTRACTS.  AT THE END OF THE CONTRACT THE CLIENT GETS ALL OF THE MONEY BACK IF THE PROPERTY DOES NOT SELL.  WE NEVER MAKE A DIME OFF OF THE SELLER..NEVER! OBVIOUSLY THE ABOVE PERSON DID NOT GIVE US A CHANCE TO PROVE THAT WE ARE NOT A SCAM, OR THEY WOULD NOT HAVE POSTED THAT VERY UNTRUE AND UNPROVED COMMENT.  BELLA MARTIN, SR AGENT AND INVENTORY DIRECTOR

Got calls from 678-934-1884 and 888-526-8395 - Woman claiming to be Bella Martin with Vacation Concepts wanting to sell my Florida time share (if I pay up-front fees of course).  Very professional, very convincing.  They have a paid membership with the Online Business Bureau, but no relationship with the BBB.
The BBB gave a list of recommendations for identifying time share scams.  They said to check with the state's licensing board to see if the company is licensed to sell a timeshare in your state.  They're not.

I also checked out their "physical" address.  It's the address to a UPS store.  I called the UPS store.  They said that Vacation Concepts has a mail box with them, but no office that they know of.

Scam.
