I am all over this company. I know who they are, where they are REALLY located, and how to find them. They tried to scam me too, but I was smarter than they were and stopped this scam in it's tracks.

Option Mediation Services, 4924 Balboa Blvd, Suite 557, Encino, CA 91316, 888-900-9488 currently has a F=FAIL rating and 28 complaints with the BBB http://www.la.bbb.org/business-reviews/Forecl ... no-CA-100079253 with the following information "Effective October, 2009 in California, it is illegal to collect any fees, regardless of the form, for negotiating or attempting to negotiate a loan modification for a residential mortgage. All modification services must be fully completed before any money can be collected. It is also illegal to divide fees or services into components for the purpose of avoiding this law. HUD approved housing counseling agencies are exempt from this law." This means you must *NEVER* give upfront $fees and OMS *MUST* complete your mod before they can charge you money. I know where they are located and if you give me a contact number, e-mail, or address, I will send you what I have. I was a little crafty and found them. The address they give is for a Mail-Box-Private-Business who allow companies like this to give an address using a "Suite" when in reality, it is a mail box number not a suite number. I have pictures of this business.

I'm a retired bill collector in Albuquerque.  This happened to a friend of mine here in New Mexico, and he put together a lawsuit and sued them HERE and using state law served our Secretary of State who, by state law, is the designated agent for any company that does business here and doesn't register.  So they didn't answer and he has a judgment for $1,577.00.  I am assembling all of the notes about this.  SOMEBODY will have information about where these people put the money they get.  There has to be a bank account somewhere, and we could attach funds if we knew where.  It looks like several of these are related, and the reason your policeman didn't find them is that they are in a drop-box in the shopping center at that address and have at least two boxes there.  Gregory Haroutanian showed up at court in one of these, and he must have settled with the people because they withdrew their default judgment that he claimed was served wrong, and didn't go forward.

I'm going to assume that state government is too busy to deal with these folks, but we aren't, and collectively we can give this bunch a really hard time.

Do you know where to go from this.  We've been scammed.  I tried in getting back our money.  WE HAVE BEEN IGNORED.  Their phone number has been disconnected and their website is no longer up.

Loan mod started last year 01/2010 and we paid $1500 upfront fees.  To our ignorant, we paid in addition of $6,912 in June 2010 with a knowledge of our modification has been approved.   I called the bank and found out that they are not communicating and required documents are not being returned timely.   I have been calling Mark Stockton, and the rest of the FU employees there and we were been ignored, no return calls, at one point we were promised that everything is working perfectly just wait and be patience.  We faxed same FU documents to them 3X and still per the bank, they are not receiving the documents timely.   In December 2010 we received a notice of denial from the bank.   I called the bank right away why our modification was denied.  I was told, paperworks were not received timely.  I asked whether OPTION MEDIATION SERVICES has been communicating with them, per they call log.... NO!    I called Mark Stockton right away because I have been sending all the required documents timely and I don't understand why our loan has been denied.

I called OPTION MEDIATION SERVICES and spoke with Jennifer followed by email to MARK STOCKTON, asking for REFUND.  I have documentation that our loan handled by them was DENIED in December and they have a copy of that.   I faxed the copy to them.   I emailed them right away to STOP communicating with the bank.   Their service is done, we were denied in December and they have no right in calling the bank any longer.  

I started researching through internet regarding this company and found THEY ARE SCAM ARTIST.  We were ask to pay illegaly.

January 2011, I received a phone call from the bank and we were offered a different program to modify our loan.   They faxed the information right away, and we were counselled on what to do and faxed those required documents to them right away.  The bank was in touched with us through phone calls and emails.  

Mid January, our loan modification is in the process once again.    I called Option Mediation Services and demand for refund.

JENNIFER called the bank and called me back and claimed that our loan has been approved.  It was approved because of THEM.    I CALLED THAT FU ASSH that they didn't do anything.   I have all documentation to prove it.   I demanded for refund.

I'VE BEEN IGNORED SINCE THEN, NO CALLS!      

BY JUNE 2011, our LOAN MODIFICATION has been approved by the BANK!!  Within 6 months of processing.  WE DID IT OURSELVES.    By the way, we learned about this FUC COMPANY thru my husband friend!

Does anybody know WHERE THIS FUC COMPANY IS?  My husband lost his job last year and we asked for help, instead ... WE WERE SCAMMED FOR A TOTAL OF $8,412.   Bless their FU heart.

Option mediation Services is a big Scam for loan modification. Until they collect the fees they will call you every day after that it is next to impossible to contact them for any loan update. The baggiest crook in the company is Mark Stockton.  He will sweet talk you to pay them the money after that he act like a Ass?..l
This company should be close by the state and put the owners in prison for scamming people. These people prey on individuals who are going through hard times with the home loans. I got caught on to their tricks and have to pay lots of money for the modification. They still not do the modification and I am trying to get the money back now.

I've been trying to find a way to get these people at Option Mediation Services to refund my $750 for awhile now. I've called the Congressman's office, the governor's office of consumer affairs, police departements, etc...The domain holder of the website was getting paid to keep their online scam going..At some point, they should've been forced to give up their names (not solely  through a court order as indicated)...The names I''ve encountered were Henry Hart (Haroutunian), Jennifer White, Caroline Waters, Greg Hart (Haroutunian) and Eric and other names I've written down...The info from the web indicated a Gregory V. HAroutunian as owning the company... The address in ENCINO was nonexistent (a police detective went out there and verified for me)... Notice the names they gave: They aslo use the shortened names (Hart) which some of the Haroutunians do as an alias...

THEY SHUT DOWN THEIR SITE RECENTLY...THE WEBSITE FOR OPTION MEDIATION SERVICES.COM is no longer in existence. They even had the gall to have their web site post they were BBB accredited (NOT) and they had an F rating...   Unfortunately, they could  start up another business under another name... My research indicates they are somewhere in Sherman Oaks, CA...There are many Haroutunians, a younger (Gregory) in California aand an older one (Gregory Haroutunian)in Massachusetts who is an Armenian pastor who happens to have roots in California (interesting).... Public record indicates there was an ANtoine David Haroutunian who was sentenced for Ponzi scheme (stripping millions from people) and taking money from Bank of AMerica customers after he lost his job there, but had already managed to acquire account/personal info of customers.....This type of behavior seems to indicate that is  rampant and in the genes: it is a family affair; what low lives....Hope the rest of them are found out and sentenced soon....Pay Day is coming soon...

I have been scammed!  My modification company took my $1500 and has not done a thing for us.  They also have a "D" rating.  I google the owners name and all sorts of stories matching our situation surfaced.  Please go thru your bank!!

Allow me to vent a little about this company Option Mediation Services;  I paid them $1500,  they sold us hopes and dreams and delivered nothing at all.  I don't even believe that they ever made contact with my mortgage company.  Getting any information from them is impossible;  though being persistent and stubborn they will talk with you;  though just to keep the runaround going.  They always told me "the bank is ready to work with us;  the modification is in the air;  things are looking good"  then they would get upset and offended when I asked them to be specific with times, dates and next objectives.  I had hopes that they would at least try to meet their claims of "guaranteed principal reduction",  "negotiation of 2nd to 10cents on the dollar",  "bank to pay back tax arrears",  blah blah blah ....  
Thanks Rene, Henry but most of all Roland will always have a special place in my heart.  
In the end:  I don't hold anything against them personally;  we were led into this by our own hopes for a miracle.  
Since you've read this far;  some advice:  The banks are not morally obligated to revise your principal or terms simply because of a change in the home value or your employment situation (sorry :o( ).  The loan terms are 30 years right ?  lots will happen in 30 years ... If your income has changed to some degree (not to great a drop) then the banks can modify the terms - but the only effective way to reduce the principal is through bankruptcy (chp 13) if your income qualifies (there is an income test) then you might be able to discharge the 2nd loan,  the 1st will still be at 100% but you can work out a repayment plan.   ... you won't need Option Mediation Services for any of this though ...  So before I step off the stage:  some advice;  figure out if you can afford the house under your new situation;  if so, then just pay;  if not then consider bankruptcy, foreclosure or short sale and join the rest of us ...

I have 2 modifications going through the process.  Both which I have been dealing with since Oct.  I have paid my money and they never call back.  I have to use fake names to get through..  Nothing has happened so far and the company is a scam!

I learn about Option Mediation Services through internet, I contacted there office to help modify my loan, I spoke to Jenifer White or Jenifer Holland, because my loan is an over $500,000 she was asking for approximate fee of $5500 to paid in increments. The 1st payment at least should be $1600. After starting the process and send the $1600, there nothing was done for approx. three months. After several attempts to contact the Option Mediation Services office, they denied that I have a case through the loan officer was helping, they moved to another location, Good knows if they replace some of their employees or use other names. My starting fee of $1600 was sucked in. Good knows where they are and what to do. Option Mediation Services gave me all kinds of run around and I gave them $1600.00. Once they got my checks, they quit responding to my phone calls.
I could have my lender to work out something to reduce my monthly payment. Unfortunately I failed in the hands of scammer team.

THEY LIE AND ACT AS IF THEY HAVE YOUR FILE AND INFORMATION> THEY PORTRAY THEMSELVES AS HAVING AN ATTORNEY AND THAT YOU MAY NOT BE APPROVED FOR A MODIFICATION> I"VE BEEN TRYING TO GET BACK MY MONEY $750 FROM JENNIFER WHITE.  THE COMPANY IS A FARCE.  I'VE TALKED TO SEVERAL PEOPLE (Henry, Greg, Caroline the phone attendant).  DO NOT SIGN A CONTRACT. THINGS DIDN'T SEEM RIGHT, BUT THEY TRY TO MAKE YOU THINK YOU FEAR THAT YOU WILL NOT GET APPROVED AND THEY CAN NEGOTIATE FOR YOU.  JENNIFER ASSURED ME THAT I COULD GET MY MONEY BACK IF NOT SATISFIED.  THEN SHE WOULD NOT CALL ME AFTER I FOUND OUT THEY LIED TO GET MY MONEY (THEY DID NOTHING TO EARN ONE RED DISRESPECTFUL AND THEN SHE STATED THEIR ATTORNEY DENIED MY REFUND AFTER A Co-WORKER TOLD ME MONTHS PRIOR THAT MY REFUND WAS BEING PROCESSED.  
ONE PERSON THREATENED TO HANG UP ON ME AFTER I TOLD THERM ABOUT THEIR BBB Rating (Which is an F). His reason was they didn't pay for the service adn I told them the sories ahd to be legit as there was one just like mine and I also called in, too. THIS IS WHAT THEY TOLD ME TO DO:
JENNIFER TOLD ME TO PAY THEM  (Option MEdiation Service) AND SKIP A MONTH OF THE TRIAL PERIOD PAYMENT AND SHE'D WORK THINGS OUT WITH CITI> SHE TOLD ME NOT TO CALL CITI.  THEN HENRY CALLED AND TOLD ME I WAS APPROVED< BUT TO PAY THE MONTH I SKIPPED. I TOLD HIM IT DIDN't MAKE SENSE.  MEanwhile, I called Citi and ofund out I hadn't been approved yet.So, I TALKED TO JENNIFER AGAIN AND SHE WAS TRYING TO SAY -"Oh--Were you on a trial period?  You should've never skipped a month!! " She lied and said she had my file intiially, so she should have know evrything, which she did. They are good at what they do (take money).They cause people to get in positions of losing their homes by offering ill advice adn fattening their own pockets.  I was able to correct the situation and the more I researched--they are not a legitimate business-they do not have an attorney. They portray themselves as being able to be trusted by stating they are BBB accredited on their website. I let the BBB know and they were to contact their legal department because they are not accredited.  SOme of the people that work there dont even know the attorney's name- -when you ask to talk to the head of the company, you get a run around.  I'm going to try taking them to court for my $750--they may not be able to be served becasue of the possible non existent addresses/addressee unknown and P.O. boxes given.    THE CREDIT CARD COMPANY DID NOTHING AND THEY SHOULD HAVE RED FLAGGED THE NAME IN THEIR SYSTEM TO PREVENT OTHER  MONEY TO ANY COMPANY FOR ANY SERVICE IS TO RESEARCH THEM IF THEY ARE VIRTUALLY UNKNOWN TO YOU.  DO NOT GIVE INO. TO ANY UNKNOWN COMPANY THAT CALLS YOU OUT OF THE BLUE__even if they ahve your name and cell number and they know you're going through a home loan modification, etc.  *They even had referral sheets they asked me to pass out to others and I was to allegedly get money if they serviced any people thet I referred to them.

BTW another question for anyone dealing with an out of state company should be are they licensed to do business in the state that the borrower lives in.   Often these people are not.  That is the first clue that there is a problem with them.

She was probably talking to them like I was a few minutes ago.  They have called me twice.  My payments are up to date and I am not upside down.  The jerk named Warren on the other side of the phone from Options had the nerve to try to tell me I was.

They prey on people who are nieve.  These people are as bad as those on radio who advertise about owning money to the IRS.  If you own money to the IRS you need to call the IRS.  If you are behind in your mortgage find someone local to represent you where you know face to face what is going on.  Often the original lender itself can give you a better deal than a second party modifier.  

National Debt Relief is a total scam also... just so everyone knows.  I just got all of the problems they created for someone else straighten out last week by spending three hours on the phone with the IRS.  They tried to steal money out of my friends account using a cancelled check sent by fax.

My sister tried to use this Option Mediation Services. She lives in Missouri. They gave her all kinds of run around and she gave them $2600.00. Once they got her checks, they quit responding to her phone calls. When she did speak to someone, OMS would tell her one thing (all of which turned out to lies !!) and her actual mortgage company would call and tell her something totally different- she didn't know who to trust. When she received a foreclosure notice from here actual mortgage company, she decided to go to a lawyer, he advised her to cancel the post dated check she had sent Option Mediation Services  for the last $1600.00 and get in touch with her actual mortgage company to see if she could save her house.

I say everyone who has been scammed by this company needs to get together and file a Class Action Suit against them. Just watch out for the scamming lawyers who will offer to take this case, if they request money up front, don't do it, wake up people !!!

As a general rule you shouldn't do business with any company that tells you to ignore their "F" rating with the BBB.  The BBB is a government run org. that keeps track of customer's satisfaction with companies.  it is extremely easy to maintain an "A" rating.  In fact all you have to do is respond timely and reasonably to customer complaints.  Yes, that's all you have to do to obtain and maintain an "A" rating with the BBB.

You really really have to screw a ton of people over and ignore hundreds of complaints to get all the way down to an "F" rating.

I am, likewise, dealing with Citimortgage and in the middle of doing a modification one on one with the bank.  Option Mediation called me yesterday suggesting they could possibly get my mortgage reduced and interest rate lowered drastically.  I told the guy it sounded too good to be true.  I'm still confused...what I am reading are either great reports or terrible reports.  Who's right?  I haven't paid money yet, but if this is truly legit, I would hate to pass it up!  Any other positive experiences out there?

I recieved a call just last evening for a loan modification. They seemed to have more information about me that I thought should be more private. I was uncomfortable that they called me with my own information on their desks...is nothing private anymore? They told me they could make my payment about 1/2 of what it is now...this seems pretty unreal considering Citi only was willing to lower it by a couple hundred only to jack it back up to more than the original payment by adding in a nicely padded escrow account. I agree that Citi is a bunch of greedy b*****ds only out to serve themselves, but I am leery of any company that makes promises of cutting the payment so drastically after speaking to me on the phone for less than 10 minutes with iformation they stole from who knows where....they didn't get that information from me.

just so you all know how BBB works.....you can not register to be part of BBB if you a loan modification company so any responses filed against or for OMS can not be replied to. This is why they have an F. Also BBB is a pid service, meaning that the company receiving the bad comment can PAY TO HAVE IT REMONVED FROM THE VIEWING RECORD. That means you really have no idea as a consumer what has really been commented on that busniess. I recommend using Dunn & Bradstreet to research compainies. They do a profile on the comp 1st.

ok so if she could afford her payments and was on time then why was she even talking to Option about a loan modification? That makes no sense. And how could you be so foolish to say that someone promised her that the rates and payment would triple by the end of the year? That makes even less sense. Not to be rude, but is your friend an idiot? I guess "everything in your power" didnt do much huh? Because the company is still running successfully. I know this because they moded my home and my rental prop last month. I have sent numerous referrals to them and have heard no complaints. I think your friend was looking a gift horse in the mouth. When there are sooooo many people out there that can not afford their payment due a toxic loan then people like "your so-called friend" should be happy with the loan they have!!!! Instead of trying to milk the government for a handout that someone else truly deserves. Boo you.
