the city declared 2174 ne 180th street north miami beach fl 33162 was unsafe for anyone to live in it and i know they are correct black mold growing allover large ceiling parts collasping bugs rats city wanted to bulldoze but he got fpl back on and someones living in it there was code violations from years ago he will not fix anything and uses people that are late in the rent for so called repairs he wont pay them or even buy them lunch or a glass of water he is saving up to be cheap

Yeah I met the guy . He was pretty straight up . Everything about the guy was ok , I even went to his home in miami . The problem is with these folks complaining is they usually have bad credit and don't have a choice in the matter so what happens is you have a bunch of undesireables complaiining about how people run there business because thats all they have left to do with thier lives  I know the man is not perfect but what do you expect with a no-credit check or background check atleast not up front . (he does a back ground check on his own) . never the less you get what you paid for and that's that . You know you give the public enough rope and they'll hang anyone . further more if things where so s****y they should'ev gone elsewhere .

my husband rented his apt in early march and stayed there only for 5-6 days. He paid Allen first and last month rent, total about $1,550. my husband now lost all his deposit. I will send you any receipt when I get them. for safty reason, please do not release my name to him! i am afraid to get hurt.

I agree all the comments below. Unfortunately I did not googl this guy's name until now and it is too late. Again, be careful and stay away from this guy!

I never knew what a bed bug was until I moved into his establishment! He always says he"ll take care of it but does absolutely nothing about it! I am on my fourth bed and this time he is paying for it! I am wondering what legal action we can take! It"s time for him to pay the price!

Could you please send me the amount you paid Mr. Kaul so I can send him a Tax Assessment for the 6% Dade County Convention and Tourist Taxes (Florida Statues 212.0305 and 125.0104)?

You might also want to contact the Florida Department of Revenue because he is probably eligible to pay the 7% Florida State Sales Tax as well (305) 470-5001.

Hi, I too was recently scammed by this guy and am looking to also file a lawsuit against him. You said that you were going to court last month, just curious to know how everything worked out?

My family with 2 children rented the Byron studio for 2 weeks. The studio was  spacious, big 2 queen size beds, direct TV and nice kitchen.  and walking distance to oceanfront park. Price was also  reasonable, $59/n. We had a nice vacation.  Will be back next year.

I live in minnesota, and drove 1800 miles only to get to miami and him telling me the condo was already rented.  That, after giving him a deposit in JULY 2011. with a email confirmation.  I will be glad to send you an affidavit if you give me the info.

I rented a very nice oceanfront studio from Allen. The studio is nice, clean and pleasant and the price is reasonable. It is located in exclusive Sunny Isles Beach neighborhood . The beach is so beautiful. My wife and my child love it. Will book again next year. Allen is very decent and helpful man.

This guy is the worst landlord in the world!!!! Please be aware! At first he seemed nice and like i was getting a good deal but it turned out a nightmare. I am in the military and rented an apartment in sunny isles from this guy. I payed him first, last and deposit, and while I was on deployment I gave him postponed checked and also got orders to deploy to the middle east. I told him I had to move out and also gave told him I needed the last month refunded since I had already payed my last month when I signed the agreement. He didn't give me crap. He also beer fixed my AC for 2 months and dd not refund me either. He also always says he'll have a professional guy that works for him come and fix whatever problem it is you have and always ends coming himself and not fixing anything. This guy is a joke. He has several law suits already against him and I plan on adding one to the list. Spread the word!! To summarize, this guy will steal from you, will not fix deficiencies, and will make your renting experience the worst you'll ever have. H

The Ocean Bay Apts is very nice waterfront building with boat dock one block to beach. Sunny waterfront deck with BBQ grill. Pleasant place for short or long term stay. My  studio is nicely furnished, tile or wood floor, full kitchen, very clean and has waterview.  Assistant manager on premise. The owner Allen is very nice and helpful. My stay is very comfortable and pleasant. Will come back again.

I had the same experiences with Allen Kaul over New Years 2011.  The bait and switch with Ocean Bay Apts and the cockroach infested condo on Sunny Isles.  This man is a sociopath and has no heart.  Allen Kaul gets away with it because no one has stood up to him.
    I am writing because I have taken the time and money to sue him in Small Claims Court in Miami, Florida.  I spent days of my vacation and lots of money as the Small Claims process in Florida is hard and expensive, which is why he gets away with what he does.  
    I have had to fly to Miami already for court and have my trial scheduled for June 21, 2012 at 2:30pm, which is why I am asking if any of you will be my witnesses as to Allen's character at court or at least give me an Affidavit about what happened to you.

To all prospective renters/vacationers...Please do not rent from him...I am not a picky person and get that when you go on Craigslist you are not getting the Fountainbleu.. but his place is horrific...you will spend the night killing cockroaches and wake up to cockroaches crawling on your bed,,, which, by the way, is just a dirty mattress on the floor.  You will have your vacation ruined if you ignore this blog.

I am so regret i didn't read this blog before I go. I rented a room from his townhouse in west palm beach.  It's the worst experience and nightmare. I have to move out from this damp after 5 days. And he claimed me stealed his wireless router which I never saw.  What's an a**hole.  He use the  number  (786)262-7174 to bother me.

I almost rented a studio on 8260 Byron Av from him today. I saw on Craigslist and it was weird the way that he said for me to bring 'bug stuff" to my dog. He tax me, when I asked about pics, he said that his wife would send for me...

I rented a place at Ocean Bay Condos in Miami Beach and I called off a Craigslist ad and spoke to Allen Kaul. Mr. Kaul helped me and also came and picked me up so i did not have to spend money for a cab. He gave me the best deal in the world on a condo for one week. The place was very clean and even had Direct TV. He also has a 24 hr superintendent on duty and provides you with all necessary items IE; soap shampoo ect.I would recommend  the Ocean Bay Condos to anyone AAAAAAA+++++++++

This gentleman, Allen Kaul, replied to my ad.  He claimed he had a place available for rent.  I decided not to go with him after reading a dozen negative comments posted about him online.

This guy, Allen Kaul is based in the Miami, FL area. He posts ads on Craigslist and other websites offering short term apartment rentals.  He also calls people who post Apartment/Room wanted ads and offers "his rentals".
Once you send him the deposit by PayPal he acts strange and becomes very difficult to get in touch with.
If you are lucky enough to get a property address from him, he will not show up there.  

*** DO NOT SEND YOU MONEY VIA PAYPAL - as they will not support you once you file a claim for a refund.  Check their policy on their own website - they only arbitrate in cases involving physical merchandise, not services or property rentals.

Again, do not do business with this guy, Allen Kaul.  He also goes by the name Ahn Kaul on his PayPal account.

I rented a unit from this a**hole a while back. He is a slime. He does not bother cleaning the unit for you and its full of ants. Also be careful about a deposit because at the end, its very difficult to get it back from him or at least all of it. People on the board have issues with him too but he somehow finds a loophole in the system. His mailbride wife is a realtor so they know the little tricks. You also need to ask for a real receipt. He walks around with a blank receipt book that has no meaning behind it and shows no proof that anything was paid. Last I heard, he resides in Winston Towers but I know he owns run down properties at both the Sahara Motel and just off Collins in the 70s area.
