American Home Shield has done a fantastic job for me with the four claims that I have had.  The plumbing company that has visited my home has given AHS high marks from the contractor side as has the HVAC company. My mortgage broker, title company and real estate agent say AHS is one of the better home warranty companies they have worked with as well.  I wonder if all the complainers ever read their contracts to see what's covered versus what isn't covered.

Worst! They must be in bed with local water heater co. I was charged 300% for water heater permit. My out of pocket expense for replacement equaled cost of new one.AHS authorized the permit cost. I'm not renewing. Anyone suggest a better co.?

I receive a few calls per week from this # - they never speak when I answer and never leave a message when I don't.  I used to have a AHS warranty that came with the purchase of home.  It was a waste of money!  They couldn't keep the refrigerator working.  I lost food twice after they repaired it.  I demanded a new unit which they refused to do.  Ended up buying a new refrigerator after their third repair.  Then there was the water heater they wouldn't replace till I had $960 worth of code upgrades. I contacted a city plumbing inspector and learned the work didn't need done because I was up to code. AHS doesn't pay the repair firms enough so they make up for their losses by demanding non-covered work.  I learned they only pay the plumber $352.00 for a 40 gallon water heater.

This number has called me every day for five days during work hours.  They don't leave a message and when I call back to ask to stop calling I get the "this number is not registered" message.  VERY FRUSTRATING, and makes me even more apt to not recommend American Home Shield or utilize them again.

I got the call myself and didn't pick up because in my business if the call's not identified, it's someone trying to sell me something.
I too carry the AHS warranty on my current home, I've carried the AHS policy on my homes constantly for the last 14 years and have NEVER been displeased with the AHS product or their representations. I have been "ahead of the game" repairs VS cost of policy each year consistantly and I always offer their top knotch product to my clients as a professional full time Realtor for the last 20+ years of my career.

Ya, they're fine. There were repairs needed and they did them. They just want to make some more cash by having me renew, which I probably won't renew but they did their job and didn't scam me or anything so I'll eventually just answer the phone and tell them no thanks.

AHS- American Home Shield.- no one there so I hung up. Hard to believe their are still having a computer dialing problem for so long.
That said,
I have been a member of this service for 20 years. I have found it more than worth the money it cost.  Repairs done over the years- instant hot replaces several times. computer for Dacor Oven, electrical outage in a part of the house. Water coming out of a wall.  Broken seal on a toilet.
All visit cost only $60.  I found all their people courtious, on time and professional.

Glad I found this site.
I had AHS when I bought my home as it was included in the sale. When it was time to renew they told me it would be almost $600 for the policy and I said forget it. The worst part was after I bought the house it needed some work as it was a mild fixer upper so just as the temperatures started to go up I turned on the AC. Yeh like that was gong to work like everything else in the house that was Mickey Moused. I called, and the HVAC guys were there in one day. The up side was the service company was great to work with. Then the bad news some part was clogged and needed replaced. Then I find out the HVAC company just can't go get the part locally, they have to get it shipped in from AHS. Well four weeks later my AC was fixed for the $60 service call and some other AC work that wasn't covered that cost me another $250. So all in all it took a little over four weeks and $310 for a $750 repair on my AC. I could have had it fixed in two to three days with out AHS's help. I might have renewed for $350 but for close to $600 and if anything breaks I have to wait until AHS gets good and ready to ship any parts needed for the repair. I would have to be smoking some pretty good stuff to renew at that price with the new $75 service fee.

They let it ring once and that's it.  If it is AHS I have had them many years and not sure what there is to complain about.  I call, they send someone, it gets fixed by local contractor...done...?  What's the uproar?

Calling to request that I renew their service (an AHS warranty came with a house I bought 3 years ago).
Avoid AHS like the plague! They hire the lowest bidder, and it's usually the guys in town whom no one else will hire. You'll do much better to put your $50 month into a separate savings account for repairs, and when you do encounter a necessary service repair, shop around your town for a good deal and create a relationship with your service repairman. He'll likely take much better care of your home. If you don't need a service repair in one year, then you have $600 in your account towards the eventual replacement of your HVAC system, water heater, or electrical repair. Homeowners of new homes are in the best position for this, as likely they won't need to replace any of these items for 10 years. By then, you should have $6,000 in that savings account, and hopefully the interest payments have taken care of any small services needed.
I own 3 houses (of various ages), and in the past 5 years, have spent an average of $300 per house on repairs that AHS would have covered.

Worst company ever, sounds like a good business plan, take peoples money every month but never pay for anything when they have a problem, the return on this business (ie ponzi scheme) must be insane!!
