I asked around, my friends says that they can't access the canadalend site, which I think is strange.
Pingtest shows that they are refusing incoming connections to them from other parts of the world, and is only accepting connectings coming from the 'local' internet in the country.

I might ask some 'smart' people around on the net about companies like Canadalend, maybe some people are in hiding due to being threatened by the guy with the 'money'.

Adding additional notes:

A business should also have POSITIVE feedback along with negatives to show that it's been active in it's social media.
It looks like it's primary activity on the internet is simply to promote their business via PR article and site references only.

I find it suspicious that there aren't legitimate people making complaints or recommendations to Canadalend on the internet, as it falls into a 'grey area' identity.

We've never used Canadalend before, but seen it's advertisements on the back of some flyer booklet.
So I'm doing research into it and I'm suspicious that there is very very LITTLE feedback on Canadalend on the internet since 2009!

A business, no matter what, would have at LEAST 1 complaint. The fact that there is zero feedback about this company (excluding this site) is suspicious enough.

Most sites that pops up on google, in relation to this company are "phonebook" and contact related. Sites like the BBB doesn't count if the business isn't obligated to being accredited or doesn't have any feedback from the public on it's activities.

In this day and age, as the economy gets worse, the mindset of business do too, so I'm not going to fall for the 'debt relief' bandwagon as everything comes with a catch.

Dealt with a guy named Shawn Simpson at Canada lend, very condescending and extremely rude. This guy was feeding my lies right from the start, he did absolutely nothing for me, except put me in deeper debt.

Got a call from a person saying he was a lawyer for my son who was in jail and was in an accident and charged withDUI . The person Richard Martin said that my son could not be released until he paid for the damages to the leased car and needed the money to be sent thru Western Union.I sent the money to get him released. When I talked to him later he was never in Montreal

All whistleblowers fear retaliation and why all post anonymously. Anonymous posts are considered free speech and protected by law. If 800notes forbade anonymous posts, it would get very few posts. You also have some nerve chiding anonymous posts while hiding behind "The Canadalend.com Management Team" and how do we know "Jay Parmar" isn't a pseudonym? What's next? Are you going to start threatening lawsuits? 800notes allows anonymous posts as a matter of policy; I suggest you contact 800notes management on forbidding anonymous posts. If 800notes allows it, people will post anonymously, if 800notes forbids it, then people won't - it's this simple. Chiding anonymous posters is senseless.
Most people have a sense of what's right and wrong. Obviously these 3 people feel they were wronged and certainly for John, I can see no reason why he lost k$10 on not getting a mortgage. When I got my mortgage, had it not been approved, I would have lost nothing. It's absolutely baffling how k$10 can be lost through an unapproved mortgage. Again, people generally don't get on these forums for the sole purpose of libeling others. You're clearly trying in your post to appear to be reasonable and to get posters to deal directly with you. I think it's a bit late for that and a 3rd-party like the Fraud Centre has to get involved. They'll sort it out. If posters have been fairly treated by Canadalend, the Fraud Centre would tell them that which I think would placate them as they would be hearing this from an independent 3rd-party, no worries.

If you received specific promises or guarantees of approval, you may have been scammed because it's illegal to mislead with false promises before the appraisals actually take place. Consider reporting it to the Canadian Anti-Fraud Center http://www.antifraudcentre.ca/ and let them sort it out.

There is *NO* legit reason I can think of for you to lose k$10 from an unapproved mortgage. I suggest complaining to the Canadian Anti-Fraud Centre http://www.antifraudcentre.ca/ which is an official Canadian Gov website with contact/report info. k$10 is a heavy loss. I wish you the best of luck.

Recently the management team at Canadalend.com has been advised of the postings on this site regarding our company. It is easy to post comments on forums anonymously and make accusations of wrongdoing and not give the accused a fair chance to tell their side of the story. In response to the three people above who have chosen to use this forum to air their views and those who will possibly read these, please see below our comments.


At Canadalend.com we take all complaints VERY SERIOUSLY and have appropriate procedures in place to deal with such matters. Feel free to contact the Director of Operations, Jay Parmar at (905) 881-0242 Ext 236 should you wish to discuss any of these matters further. While we appreciate everyone's point of view on their experience with us, we would like the opportunity to make the comments below in our defense.

1. John 2 Dec 2010 - You have indicated that you lost 10K using our services to get a mortgage that apparently did not close. If the mortgage did not close, how did you lose the money? Without reviewing your case in more detail it is not possible to say why your mortgage did not close. If perhaps you can provide us with more details of when you contacted Canadalend.com and who you dealt with, we will be more than willing to follow up on this complaint to see what exactly we were supposed to have done wrong. Feel feel to contact us.


2. Phil J. replies to David 23 Mar 2010 - A little education is in order here. There is a misconception in the market about who sends the appraiser and who the appraiser is working for. Canadalend.com deals with MANY Lenders who are willing to loan significant funds against a property. All these Lenders need some assurance or security for their loan - as such, it is the Lender who dictates which appraisal company will be used for the appraisal. THE APPRAISERS THAT COME TO YOUR PROPERTY ARE NOT ASSOCIATED WITH US IN ANY WAY. The cost of any appraisal is always charged to the client by the appraisal company - this is true of all financial institutions Banks, Mortgage companies and other financial institutions. If you feel that the appraisal was incorrect or way off the mark then we would like to know why or where so that we can put in appropriate checks to ensure this does not happen again.


3. David - 20 Jan 2010 - Again as we mentioned above, our decisions are based on the appraisal report and your credit scores - neither of which are under our control. If you would like to provide us with some more information about your application we will be more than willing to check the facts and get back to you.

Canadalend are scam artist...I lost 10 grand using Canadalend to get a mortgage that was supposely approved when it wasn't. Beware!

Same here!  Everything was roses at first and they said they could get it done no problem then sent an appraisal company Shinkel appraisers who valued our house way lower than it had been assessed before.  Then offered me a mortgage at 15% !!!!   Pretty good scam they got going here !

Canada Lend rip me off... They said they could help me out with taking out some of my equity from my house, then when I forked up the $300  for the appraisal they said I got denied turned away then when I stated to ask questions they totally stonewalled me and stop returning my calls.
