DR is bad news. A company whose initial contact is a lie. They are not a bank, yet their staff identifies themselves as employees of whichever bank that project is related to. Bad practices, dishonest premise. Just hang up

This is a third party mortgage company. They do underwriting and processing, as well as forensic work for banks. Their employees unfortunately illegitimately represent themselves as direct employees of their bank client. Personally I would not engage in any conversation of any nature with Digital Risk. The company is owned by an HP subsidiary in India. More Jobs sent offshore. Also incredibly inept workers, for what it's worth.

We get a fax every day from this company and they will not return my phone calls to ask them to stop. They are asking for information on a loan app that is 6 years old and want employment amounts for 6 7 and 8 years ago.Those numbers are not easy to pull out of records and there seems to be no current authorization to give out that information to this company. I am not going to give them the info unless I can get some answers.

There is no way this company is legitimate.  They sent over a request to my employer asking for verification of my income and employment using a signature of mine from 2007.  The only problem is the document I signed states that my signature is only good for one year.  They have also began harassing my family.  The information they are providing is sketchy at the least and they do not have any right to this information.

Whoever these people are, they can't be using the information they are trying to collect for positive purposes.  These people are scammers.  I think a call to the Better Business Bureau may be in order..

Actually, the authorization does not clearly state that I am authorizing post closing quality control!!  It states authorization "in connection with the processing of my application for mortgage loan".  Nowhere does it state that I have authorized DR to retrieve any information. They may be a real company however they have a very shady way of retrieving information.  I do not feel that I have any legal obligation to provide them with information!!  I am sending the paperwork to my Attorney for confirmation of this!

These ppl are quaks for sure! They called us like they just expected me to hand over very personal information over the phone to so called helped them.....b***s***, the banks never gave me one ounce of help when we needed it. So screw this company, I am free and clear of any debt I owe them nothing.

Not sure why they called me.  I have no mortgage loan and haven't in years.  I don't own any rental property so I don't have any tenants......I am also on the Do Not Call list for my state.

Actually, the authorizations the borrower's have signed clearly state that they are also authorizing post closing quality control. We are within our legal rights.

Digital Risk represents the Private Mortgage Insurance (PMI) company for your loan.  When your loan goes into default (for whatever reason) the bank files a claim with the PMI to recover the loss they (the bank) incurred on the loan.  The PMI is using Digital Risk to try and void the claim that the bank has filed with the PMI by proving that the loan itself was issued incorrectly to the borrower.  If Digital Risk can gather evidence that the information provided to the bank was incorrect, and the loan was issued that really shouldn't have been, the PMI will try to get out of paying the claim.  Digital Risk tries to gather information directly from the borrower via phone calls, or indirectly from previous employers through income verifications.  Digital Risk does provide the employer with the signed release authorization that the borrower signed at the time the original loan was taken out, however, those releases are not universal.  In my case, the release was only good for one year, and Digital Risk used it to get information anyway.  You are under *no* obligation whatsoever to provide any information to Digital Risk.  They are not working for you or your benefit, and there is no guarantee that if the PMI denies the claim from the bank that the bank won't turn around and try to sue the borrower for the loss on the loan.

SHILL ALERT.  Actually, if a signature is given for one purpose, even that of obtaining a loan, it can't be used for other purposes once the initial one is completed.    So reasonable...you may want to contact your corporate attorney about what you are doing, besides bogus posting.

They called to verify my employment, but there was nothing wrong with my mortgage. I am current so why are they calling? I tried to call them back but they wouldn't answer. After two weeks I finally got them on the phone and they did not even know who they were investigating my file for. They talked in circles and wouldn't any my questions with any legitimacy. They could not tell me who hired them, why they were investigating me or what the purpose was. I asked for a copy of their letter of representation since they told me they were a third-party investigations company, but they refused because it had "personal information" on it. What about my personal information? If they are so legitimite then why are they trying to be so deceptive?

I will be reporting them to the FL Office of Financial Regulations and the FL Department of Agriculture since they are not a licensed investigations company or a licensed collection agency in Florida. I would suggest that everyone else that gets calls from them should do the same.

I got a call from this number and it was my insurance company asking me some questions about my old mortgage that I lost before paying off the bank... BANK INSURANCE POLICY... It was all in spanish.

I think this company is doing fraud, it's a question of time some attorney office will sue them.
They call actual and previous employees to get financial information using an old signature you provided when you originated a loan in the past ( it looks like they are targeting foreclosures and short sales). I think they are working for the banks, they are trying to create a profile of your financial situation so maybe they will try to sue you in the future. The way they are getting the information smells very illegal for me. You need to talk to a lawyer!

407-215-2904 This really appears to be a scam. Got a call from someone named sue asking for information about a loan that was foreclosed on last year. Note: this voice mail was left on a business phone, not a personal line. If this is a real company researching basic information, they would have not done this.. Some how they are working for loan investors who lost mortgages and are trying to find ways to help them recover their loss. Otherwise who is paying them for their time... no way this legit ....

This number appears on your caller ID, becuase it is a number assigned for outbound calls. However, the company can be reached at their main number which is 407-215-2900.
The business is a legitimate business, their job is simply to re-verify specific data that was supplied during the initial financing.
To the Property Manager, your posting is very upsetting because you should not have been treated in this manner and just to clarify Digital Risk is limited on how much time a review can take so although it may be an inconvenience for you to get back to them quickly. They are limited on time.
And just for the records, Digital Risk reviews files for fraud, fraud could have taken place by anyone involved in the file from the borrower, lender, title, appraisal, employers, banks, and even property managers.

I know that number and it is definitely them.    They are a company who reviews closed mortgage loan files and the information for legitimacy.    The are a real company- you can google them to confirm.   The processor just needed to get the information on the prior tenant re-verified for the investor.

Same thing happened to me.  Scammers.  The company name from the caller ID is Digital Risk, I looked up a website which looks legit, called the number and it comes up with a party line.

The caller ID said digital risk.  The woman was timewasting asking me for private information on a former tenant, saying she wanted to verify a rental amount.  She asked for my fax number.  I gave it to her, there was some confusion as to who she was trying to verify.  I asked who she worked for and what she needed this information for, she said it was for file verification, talking to me as though I am an idiot, which inscensed me.  I then told her to fax it and that'd I'd do my best to help her when I have time.
She then told me I don't need to be rude, to which I replied, I am a property manager for 80 units, you aren't my tenant and you are asking me for more of my time, to which I have already wasted 5 minutes.  She then called back from a private number and told me I don't know who I am talking to, that she's the wife of the president and I have been warned.  If she reads this, can I just say f*** off you scam artist time wasting bi***.
