I just received the same message from Shah Masud Ahmad - he is now living on Thornhill Avenue in Toronto.  Glad my co-worker passed this on to me.  I knew right away it was too good to be true and sent the email to my Broker and an email this morning to my co-workers at Re/Max.  I will not be wasting any time on this gentleman!!

Got the same thing from Mr. Shiukmoda Joji. How I found out was the the postal code did not match his address nor the address matched the postal code. Thought there was something funny, especially when he wanted to put a full price offer with cash and closing so soon without seeing the property or asking questions about the property. That's where I stopped because it just didn't sound right. Total Scam!!

I reccieved the same type of email last night and I knew that it's a scam so I decided to google this person's name. Thanks to all of you for posting these emails as it confirmed that my suspecion was accurate!

Received the same email for a property in AZ He wanted to purchase a 540,000 home for 520,000 sent proof of funds sent a check to the title company for $480,000. What did he not think that they would wait until the check cleared before they would send funds back???? I don't get it, He needs to be stopped!

Nope- just this week he said he wants to retire in MD, or VA. Remote area of Japan...

I just got the same guy.... same name 4-5 bedroom in DC, MD VA- it was my 15 year young son that said to google him and here we are. Thanks so much for the post! I will send to my broker.... Our title attorney has seen similar frauds. This one seemed legit for 5 minutes until he wanted to offer full price on one of the listings I sent him that had no other photos but the main one of the exterior. Bad news!!

Well I got the same thing going in Lake Tahoe with this guy.  Got me to sign up for DocuSign so maybe it is a DocuSign scam to get agents to sign up.  Pretty good scam for that but my transaction didn't go far as I expected.

If you google Leo Thang, you will find an alert message to the agents at Stewart title.
They are investigating.  There seems to be quite a few persons or at least names involved in this issue.  I have also contacted DigitalInk to share with them this info.

Just received the same message and email Mr Leo Thang that all monies would have to be wired to title and would not proceed with the transactions until I had confirmation.  Guess what no more emails.  SCAM, SCAM, SCAM.  Is this really a DocUSign problem to get you to sign up???  I've been using DocUSign for years now and clearly stated that in my response.

Just have to be really on your game now a days!!!!

He's making his money as an affiliate seller for docusign.  If you notice, one commonality is that he wants the contract sent via "docusign" which he provides a link for.  Docusign has an affiliate program which pays him for referrals.  

When you click on his link to Docusign.

Affiliate Program Details:
? Earn $1 for a 30 Day Free Trial for the Monthly Subscription Signup.
? Plus: $14 when convert to a Monthly Subscription
? $10 when a complete lead form has been executed for higher valued services.
my guess is that he jerks you around for 15 days.  Also, if he gets you to click on it and they sell you other services, he makes money.

My guess is that the free trial has a maximum number of pages that are free.  The contract alone probably exceeds the free transmission.  So he just wants you to fax paper to him through docusign and he wins.

Actually he might have found a legal way to make quick cash if he wasn't forging passports and checks.  It seems that the officials could find him pretty easy with a subpoena to docusign.

This info was picked up and researched by one of my agents who's real sharp and figured out the guys number right away.

A friend of mine in the DC area had a similar inquiry from a Dr. Kurma Malik and Jala Malak looking to buy a retirement property sight unseeen for approx $500K. I'm in the Toronto area and was asked to research the toronto address listed as 4645 Jane St. It's a slum condo in the ghetto of Toronto with the recent sales prices being approx $25K!!!!

It's unfortunate that some desperate agent will waste their time and perhaps get into trouble dealing with a "lead" like this.

I have received a similar inquiry from Toronto from a Japanese man of a different last name...Naoki.
Same line of discussion...wanting to use docusign....wants to make offer on a home for $500,000 with very little questions about the home before jumping into "offer mode".  This guy says he lives at 4645 Jane St which I looked up and it is a small one bedroom condo that sold for $21,500.  

He also wants me to refer him to a local attorney to represent him.  He doesn't want to place earnest money in a third party escrow.  Didn't think he sounded legitimate.  

Thank you all for posting your discoveries about this scam.  It has helped me tremendously from wasting anymore time.  I found your posts as I googled "docusign format" since we do not have that technology available on our MLS forms yet.

Just got the same lead and name through Realtor.com with the same content messages as everyone else.  Mr. Shiukmoda Joji seems to have plenty of money to buy properties all over the USA and even other countries.  He wants to retire in Arkansas.  I asked some questions and neither one has been answered.  He needs to get a Life!!!!
