Got a call for "Ms Wong", to inform me of the time sensitive issue that my homeowners warranty was set to expire on May 14th.  My last name is not Wong, nor has it ever been, and I do not own my home.  My suspicion is this is a scam of some sort, but it's possible it was a simple wrong number.

I've owned a few houses and this was the warranty company that came with my most recent home.  They are a rip off!  My AC wasn't cooling so they sent out a technician who of course said it was filthy even though it had been serviced in September when I bought my home and not used until March!  Wanted to charge me $150 for a cleaning and I wouldn't pay it.  Told them they were higher than anyone else in the area that I called.  Finally came down to $80.  That was on top of the service fee.  Told me the unit was low on freeon but wouldn't look for a leak.  Said they couldn't find it.  (Whatever.)  Didn't renew with them and have no intention of doing so in the future.  Worse warranty company I've ever worked with.  My previous one was substantially better than this one!

I got a call from them trying to get me to extend my protection. I don't want their insurance. My over the stove microwave and their policy didn't cover it! Why have insurance if they don't cover appliances that need repair?!?

Threaten them legally. I had an attorney friend send them a letter requesting they fulfill their obligations and they stopped arguing and paid the claim within two weeks.

They have been calling us lately about renewing. We bought a house about a year ago and had to have this insurance as part of the purchase which was fine at the time. But I didn't know we had a choice of home warranty companies. Going forward, if we buy a house again I will do my homework on home warranty companies because FAM isn't very good at all. If you look into what they cover it isn't much. It's good for minor issues but nothing more than that. And even then it can be difficult to get them to cover something. Look them up on Angie's List and you'll see that as of this post, they have a D rating. My warranty is up in a couple of months and I will not be renewing.

First American. Our so called "home warranty" is expired. Won't renew it because it is worthless and I have had horrible experiences in the past with this company. I wish they would leave me alone. It came with the house. I didn't want to do business with them. It couldn't be cancelled.

You can always demand a second opinion , as a matter of fact I used to work for this company years ago and am an electrical contractor.
I would like to add that my company has never had a complaint with the State Contractors Board or the B.B.B and would like to think that we provided the best customer service under contract.
Yes , there were many contractors that work there that in my opinion that will claim some thing is not covered to make more money on a retail basis.
If you come across any kind of suspicions you should demand a second opinion and hope you get a company like mine with integrity, IF YOU ARE NOT SATISFIED AGAIN THEN GET AN OUTSIDE CONTRACTOR  to go over the problem and take pictures, notify the insurance board and call the building department and contractors board before any work is done.
These are the reasons why I had decided not to work with certain home warranty companies.
Now , you must understand cash outs, they are giving you the discounted rates the contractor is charging them less  fees .
For instance if I was to charge the company a 100 service call, you pay me 55 dollars they owe me 45, the job will cost them 600 dollars ( with my serious discounted rate for them ) then they will usually offer you 500 dollars for what ever repairs that need to be done.
Remember one thing, warranty work goes to the lowest priced contractor on  work order averages , the BIG PICTURE IS that some of these warranty companies really do millions of calls a year if they can send the cheapest guy out they will save hundreds of millions, with this said just because some people are cheap doesnt mean that they dont know what they are doing and could be just a small company like mine with very low over head but many times its people that are working cheap for them TO GET RETAIL EXTRAS FROM YOU.
When a contractor comes to your home , if he is trying to rush out two thing are happening :
1) He is pretty damn busy AND HOPEFULLY DOESNT MISS ANY THING
2) He is not getting paid enough to go there as a lot of companies are paying their employees illegally by the job around 1 to 2 hours of a based pay  say 20 dollars an hour times 1 or 2, if he goes in and out and races to the next one then he just got those hours on his check for 15 min.. of work plus drive time.
If he is there for 8 hours he is pretty much screwed which leaves an employee in a sticky situation,  do I do the job properly and starve or do I say there is some thing not covered so I can get paid more or do I just get the fee and run to the next one.
I cant tell you how many times I would go to a job like ceiling fans, there would be 4 or 5 bad fans and find that another contractor got the job saw how many was there left and never came back ( SOME COMPANIES WERE FLAT RATE COMPANIES THEY GOT 95 TO 100 DOLLARS A CALL NO MATTER WHAT IT WAS OR HOW LONG IT TOOK OR HOW MUCH THE COST OF THE FANS WERE--A GOOD FAN IS ABOUT 100 DOLLARS A SHOT--SERIOUS LOSS ON THAT ONE ).
ON A SECOND NOTE I JUST GOT OFF THE PHONE WITH FIRST AMERICAN HOME WARRANTY AND they asked my opinion of what was  wrong on a pool equipment problem one of my customers who is a realtor was having after their contractor went out a few times , I told him the brand new pump motor was bad that was just installed by them and that the motor was not properly bonded therefore an illegal installation. , The breaker was turned off at the panel because of a dead short from the new motor and the companies they kept sending out there claimed there was not enough power and some kind of electrical problem because they couldnt find the real source of power which was a sub panel in the home on the opposite wall of the pool equipment room.
On the flip side the customer service rep really wanted to rectify the problem my customer was having and seemed very sincere.
I am positive of one thing, persistence and handling the problem you are having with them properly can get your problem resolved with First American Home Warranty like it did today with my customer who did have to pay me a 75 dollar service fee to assess the problem for her though.

I've used this company and American Home Shield and they both suck.  You may save a few bucks, but you will pay out money you didn't expect, and they only use non-reputable vendors who try to rip you off by telling the company that things are needed - things that aren't covered but that are necessary in order to make the covered repairs.  i.e. I had to have my hot water heater replaced and I had to pay $500 on top of the service call!!!  Even though I could prove via the building dept. of my county that this work was NOT mandatory - the company only believes what their slimy vendor tells them and will not protect their client at all.  It's a rock and a hard place and they know it.

Actually this Home Warranty company is very good.  I saved thousands of dollars when two of my AC's went down at two different times, then my refrigerator, and then my washing machine broke.  The only cost I paid was the service fee.  When I didn't like the service tech, I asked them to send someone else.  It pays to have a home warranty program in place for rental properties and older homes.   Things happen and having this helps eliminate a big expense.

they called me  I also canced they sent out a servce tec did not know what he was doing told me the heater was but in wrong find out it was put in right have been fight iwth them so i caned they end up iwth a monthly payment aftere icaned with them watch out they are to take you money and run with it.

I completely agree. I needed to get my 70 year old furnace replaced and everytime I called it was a different story. I finally had them cash me out and it was a fraction of what it actually cost to replace in the real world. PITA if you ask me.

this company will rip you off. Never buy any protection insurance from them... They will make all kind of excuse to cash you out for every cheap, and will make you pay full price if anything goes wrong.......never, never buy their protection s***.

I have received over 4 calls in a week. It is always the same woman. The first few messages never identified the company in the voicemail that was left. The last call I received today said it was First American and the woman was named Kathy. She always says the company can re-new my warranty because it has expired. I just called the number after hours and the recording does say it is First American. I have no idea why I am receiving these calls and it is very annoying...especially because "Kathy" has a very scratchy, hoarse and flemmy voice!!!!!!

This call is from First American Home Buyers Protection - I don't know if it is valid or not.  We purchased home buyers protection for each of 2 homes recently purchased and flipped.
