When they called me they also didn't say they were a lead generation company.  They just said they had a pre-approved buyer for me that needs to find a home in my area.  It did sound shady to me, and when I called back, I just got a voicemail from Marvin.

I just got a message from Markuson from Missoula MT for a client in Niceville, FL named Concepcion.  It is a different phone number, but same MO--406-532-5583.

May 30th got a call from someone named Steve from the same company, diffferent phone number asking me if I want leads for York. I promptly said no and hung up.

I then looked for my email conversation from Jennifer on Jan 6, 2012 as I realized this was the same company and wrote this to her 2 days ago:


Hi Jennifer,

I received a call from your office today about leads in York.  As I stated in my previous email I do not pay for leads except in the fashion I described below.  Since you didn't respond I trust this is not a satisfactory arrangement for you.  

Please remove my email and phone number from your database and please do not contact me by phone or email again unless you are willing to work with my proposal.

Just got the below message. Glad I found this web site. Apparently, they use a "customer" name to try to make it sound like a legitimate referral to get a call back, when what they are is a lead generation company. Why not just be upfront and market your company and let agents decide whether they want to contact you back. A little shady in my opinion.

Just got an email from Brian Besel.  My first clue that this was not legit was that he used Michelle instead of Shelly.  I've always gone by Shelly.  The number he gave me to call was 406-532-5585 and his client was Reed.  I didn't call.  I googled Brian first and this is what came up.  Glad I googled!  This scam is giving us Montanans a bad name.  We are not like this!

I asked for a reference and she first gave me a st. catherine agent but I wanted someone in the GTA so she gave me a Pickering agent who told me that a few years ago the leads were good as they were validated (warm lead) but in the last year all the leads were just cold leads and not validated so she stopped working with them.  I emailed Jennifer and told her that she is more then welcome to send any leads but I would not pay upfront for them but if the lead closed if she was affiliated with a real estate brokerage then I would gladly refer the brokerage 25% commission and if not then if we could work out a charge and she invoice me I would gladly pay that invoice for the first few leads and then would consider paying for leads up front.  This stopped the emails completely!  Best of luck, don't call the number because then rules for DNC don't apply, just offer what I offered a 25% referral if she is affilated witha bonafide brokerage or work out a fee that is invoiced once the deal closes.

I just got a message from Marvin Markuson and googled him to see if he was legit and came upon this thread.   Thanks for the heads up... Will NOT call him back.    Same (406) 532- number except this one ended in 5583.

He didn`t identify where he was calling from either.

No name on the caller ID and no message.

I just got a call from this number.   They asked for me and I said it was me and asked who he was...and he hung up on me.  I called back and he answered, "Real Estate Client Referrals" so I hung up.  

However, last year I accepted leads from Panteraleads.com.  I thought I had checked them out well enough, they had a guarantee or my money back.  $450 for 3 months of 20 leads per month and if you didn't make a sale, you got your money back.  They provided old leads, listed sellers and I did not get one client and they ignore me when I contact them.  Don't use Pantera leads.

By the way, if the seller is not in your state, you have to file against them in their state.  They know this so it's easy for them to rip us off.

I have had multiple calls from this number without any message left.

This number called back to back twice. I wasn't able to get the phone and there was no message. So, I called them back. They answered "Bryan Fire Department, you light 'em, we fight em, how can I help you?" I told them my name and said someone had just called me from this number and he hung up. Thought I may learn more if I googled him. If this is a business, what a joke!

DO NOT DO BUSINESS WITH THEM!!!!!!  We work for Re/Max and Real Estate Client Referral (RECR.COM) contacted us telling us they had a confirmed lead in our area.  We decided to try it since they say they offer a 90 day guarantee.  The lead turned out to be in Southern CA (400 miles away).  After arguing with them for several days they still wanted to charge us for the bad lead.  THEY DO NOT PROVIDE A MONEY BACK GUARANTEE.  We have lost $199.00 that they refuse to return to us even though they falsely advertised that they had a lead in our area.

Had a lady by the name of Anna call me stating she had a real estate referral for me in a particular area. When I told her I did not service that area she hung up on me. I called her back and asked why she rudely hung up on me and told her to take me off their list. She told me we had been disconnected and that they had no list but found me through Point2 agent. She also told me if you advertise we call you. Don't do business with these arrogant idiots.

Says he is an agent.   I am an agent and very wise to this come on.

Received the call from from (406) 632-7652 - this guy, Steve Lavin, was the name he used.  Stated this company was started by a Missoula Re/Max Agent.  Asked for $990 escrowed funds to pay for the $62 per referal, which they would send to me.  They promised a 30 day guarantee and if none of the referals closed on a property in 1 year they would refund all.... Asked for an email to verify information of caller, as I was in the car and have yet to receive a email since I spoke to them two days ago.  Sounds fine, if they followed through...Without follow through it seems toooo fishy.  AZ.

asking about a particular area. I am a commercial real estate this call was recieved on a Friday evening at 7:30 pm. I google the number and found it to have many negative comments from other agents.
Its rare for me in my practice to recieve a call on a Friday Evening as most commercial agents work Monday to Friday during business hours.

I too received a call from RECR. Thankfully I decided to try them out. So far I have received 15 clients and closed 4 of them. I only paid about $1000 to get the clients and have generated $12,000 in commission.

I'm sorry to hear some of you didn't give it a chance. I sure works with me.

So many agents are out there starving that they will try anything.  I'm sure a few hundred bucks sounds like a deal for a buyer in the 200 or above price range.  heck, even 100.  But I've been in this business enough to follow this rule: "The only way I pay for a real estate referral is at closing"  Period!

I got an email from an agent in montana.. saying she had a referal for me.. called her and turned into a lead generation company, now they call and i just dont take the calls.. i will NOT pay a referal fee before a sale closes.. and agents who buy leads from these companies must not be able to give the service needed for clients to return again and again, and send you their parents, children, friends, etc.. after 22 yrs in the business, my former clients are my best lead system!
