I received a notice in the mail yesterday with all my information on the letter.  Earlier this year I was scammed by another company also in California claiming to assist me with my mortgage.  I was very dumb when it came to mortgages.  This was a expensive lesson learn, not only the the theives take off with my money, I am still in need of a modification.  The letter I received yesterday, looks very similar to the one I got from the other fraudulent company earlier this year, so of course I did not fall for it.  Since the scam, I have become more familiar with the dos and don'ts when it comes to these. First of all NEVER pay for the fees up front.  I am going to investigate this one, only because it is so sad to see people take advantage of people like myself, who are just trying to keep their home, maybe if people become more aware of these scams, these thieves can be caught.  And also, I know it is a very slim  chance, it would be nice to get my $1990.00 back. I know these criminals are greedy for money, so the ones that got me, I am sure they have set up somewhere else.

I received a call from these clowns too! It is a huge scam and they are trying to take the last dime from people who are in danger of loosing their houses. These people need to be stopped!! Report them at any chance you get, and for heavans sake, DO NOT do business with them, you will get ripped off!!

This number is "Mortgage Assistance" at 13681 Newport Avenue Suite 8-131, Tustin, CA 92780 (I live in TN).
I got an advertisement from them.  They have a pretty intimidating letter that gives you the impression that you are in trouble.  The ad looks like a legal document.  It has subject "Audit Notice" and RE: Predatory Lending Investigagation all in red.  It even gives you a form name.  Then in red it says "NOTICE REGARDING PREDATORY LENDING YOUR IMMEDIATE PARTICIPATION IS REQUIRED."  They promise to take care of mortgages (first and second), credit scores, etc.  I took care of my mortages myself (I was an ARM vic) and brought mine down to 3% and am now working on my second so you can do it one your own.  Just be dilligent. I am researching them to see if they are for real.  I have all my credit taken care of but this sounds strange, almost promising.  We got scammed REAL bad about a year ago so I am leery.  I report anything that I am leery about.Caller: Mortgage Assistant

If you received this mailing, blame the credit reporting agencies.  They should be forced to protect the privacy of consumers, but they profit off of it by selling "leads" of consumers that have missed one or more mortgage payments.

These bottom feeding scam artists are being assisted by the same credit reporting agencies that have new "security" policies to protect the privacy of consumers.  

Complain to your state attorney general and ask them why they are permitted to provide personal information to anyone they want for a fee with no opportunity to opt out of this practice.

Here is another funny aspect, when a consumer has their credit report run when they apply for a mortgage, the credit bureaus then sell that "hot lead" to up to three lenders willing to pay for it so they can solicit your business, often by lying and using predatory methods.  This is after the initial mortgage lender assisting the client has PAID for the credit report and now the credit reporting agencies notify other lenders that this consumer is in the mortgage market, because they know the type of credit for every inquiry.

There are so many things wrong with this process there is not enough time to review them.  Call their toll free 800 number from every pay phone you can as you go throughout your days and just leave the phone off of the hook after you dial.  Waste their time the same way they waste your time by sending you these bogus and intimidating letters that mean absolutely nothing.  

Need mortgage assistance, contact your local mortgage professional that will deal with you one on one and even meet you in person. Know the mortgage professional you are working with and remember that the National Mortgage Licensing System requires mortgage originators to have passed a state test, a national test, a background check and a credit check in addition to continuing education. Mortgage originators are EXEMPT from these requirements.  Who would you like to work with on this very important financial transaction?

Received the same letter and decided to give them a call. They said they could help, but could provide any assurance that my retainer fee would be returned if I was to proceed. I asked them to email me all of the information and still waiting. Received this letter just before Thanksgiving holiday in 2010. I asked them how they received my information and they said their lawyers retrieved it, but wouldn't say how. They new my loan amount before I was even able to answer. They seemed sincere and that was the catch. Mortgage Assistance didn't come up in their list. BBB doesn't even recognize the company nor do they have an address associated to that business name.

I received a notice stating everything as above.  his is the second letter we have received but the first one was addressed to   both my husband and myself whereas this one was just to myself.  I called the (888)755-3386 and got a gentleman named Christopher Brandon.  I asked him how he got my name and he said that his boss is an attorney and works with many banks and mortgage prokers and probably ran across my name during his investigation and decided I had a case and decided he would contact me.  I further asked him what the cost was and he said at minimum$2500 but his boss could set me up a payment plan if I needed it but the process would take anywhere from 4-6 months.  He asked fif he could send me an application via email and other information about his firm and I said yes because I wanted my husband to be able to look over it.  That was Friday and as of today 11-22-10 still no email.  Maybe I asked too many questions.  Strange thing is is that he has amount of our loan correct on the notice.  Seems very strange to me.

Same letter looks official, thought it was my tax return check! Bunch of bull, I'm gonna report this . Anyone else gets this letter don't throw it away we may need it as evidence.

Our letter came with the #888-755-3386 and said it was a "Loan Audit Notification" regarding a "Predatory Lending Investigation".  I almost put it right in the paper shredder like so many other "immediate audit" notifications and "must apply RIGHT NOW" loans that we've received over the last 4-6 months, but the "predatory" part intrigued me.  So, our banker had suggested (after we asked him how to tell the scammers from the legit companies sending us letters offering to help with our financial situation) that we simply type in the phone number of the company into a search engine (he uses Bing, but Google, Yahoo, others will do) and see what pops up.  He did some in his office and some came up immediately with complaints or several changes of phone numbers (not good), while others came up with websites we could go to (sometimes good and sometimes not).  He still cautioned us to check with the Better Business Bureau and to try to get references other than those provided by the company we're checking out, if possible.  Our bank was unable to help us with our finances, because we don't have enough equity in our home.  <sigh>  We are checking out Consumer Credit Counseling next....  Good luck to all of you.  Please, Lord, let next year be better.

This is definately scam document.  Please notify your State's Attorney General's office and the Federal Trade Commission to help assist with their case(s) and on-going efforts protecting consumers in prosecuting direct mail marketing, fraud, scams, and deceptive marketing, discounts and promotions.

My father received this same Loan Audit Notification and does not own any property at all and has no mortgage.  If you notice there is no company name listed anywhere on the document.  Please notify your State Attorney General or toss it as trash.

If you need mortgage assistance,work directly with your mortgage company or look at refinancing through a bank, mortgage company, or credit union within your city.  If your issues are not resolve through those measure, see a bankruptcy attorney to negotiate your options.

I received a letter from them as well.  Except the number was (888) 755 - 3386.
The funny thing was that the balance I owe on that house was displayed on that letter.
I almost fell for it because I contacted them and they gave me great hope.  I became suspicous about it after they asked me to pay half of the legal fee upfront.  I still gave them the benefits of the doubt and asked them to let me think about it.  I am glad I find this website.  I started doing research on them after visiting the BBB website and being unable to find the existence for their company name "Mortgage Assistance"  There two other companies in BBB website.
1. Mortgage Assitance Center
2. Mortgage Assistance Services.
Do not confuse them for this one.  They do  not have the same address and phone number.
I am not an expert in scam but something did not sound right.

I received the same letter and looks very suspecious. Since, it is not connected with any government agency at all ,  I just ignored it. I wish  Bank of American can work with us so that we can keep living in our homes. Its sad, but a number of houses are left empty in my area and nobody is taking care of it.  Nobody will buy it, itll stay there vacant because of the volatile economy. If the banks and the government assist the homeowners right away we will not be victims of these scams. I hope someone or everyone whos involve will read this.

I got a call and the letter...It's fake do not call and just throw it away. If you are currently trying to get a modfication,etc keep working with your bank NEVER fall for scams like this letter they jsut want to rip you off.

I got the same letter and the number is 888-7553386 or 800-249-1790 so I do not know if some else knows what is this letter about? do they really help? I applied for a loan modification with Indy Banks  but never got a response from them and now I got this letter about Predatory Lending Investigation? I also wonder if there's anyone who contacted these people and got any positive or negative outcome...

I got the same letter today. They did not call me. The phone # on the letter is 1-800-249-1790. The letter looked suspicious to me right the way. I wish there was some way to know for sure that these people are scam artists. The thing is that both our mortgages are sub-prime and even predatory. So it would be great if someone could get those greedy banks that gave us such as unfavorable terms, but I already contacted legal services in our state, and they could not help (or maybe did not want to help). I wonder if there's anyone who contacted these people and got any positive outcome...

Clearly a scam that is looking for a sucker to bite.  I hope that law enforcement authorities are seeking them out based on their shady advertisement.  "...You MAY have been a victim of lender misconduct."  "Failure to respond to this notice MAY affect your legal rights."  "WE CAN HELP SAVE YOUR HOME."  I hope these guys are prosecuted for whatever trash they are attempting to sell.

I didn't get a phone call but my husband received a letter in the mail today, June 25th, 2010, with the same description given by "four-labs" above.  I wonder what legal rights may be affected if I don't respond to the notice?  Please sense my sarcasm.  :)  There is absolutely no reason for this letter to be sent to our home.  As far as I'm concerned it's a scam and if you receive one, report it on this website right away and then destroy it.
